I hear this every day. But here’s something to think about…

You don’t have to love today’s interest rate to love the home you buy.

The question shouldn’t only be: “What’s the rate?”

It should also be:

Can I comfortably afford the payment?
Are there down-payment assistance programs I qualify for?
Can we negotiate seller credits or a rate buydown?
Am I building equity instead of continuing to rent?
Does buying make sense for MY situation?

And remember — a mortgage isn’t necessarily forever.

If rates improve in the future, refinancing may be an option. But the home you want, the price you negotiate, and the opportunity available today may not be there later.

Don’t try to time the market. Have a strategy for the market you’re in.

My job isn’t to convince everyone to buy a house.

My job is to sit down with you, run the numbers, show you your options, and tell you whether buying makes sense for you right now.

Sometimes the answer is YES.
Sometimes the answer is NOT YET.

You might NOT need $20,000+ sitting in your bank account to buy a home.

In Illinois, some buyers may qualify for down payment assistance of up to 6% of the purchase price, capped at $15,000.

For example:

$300,000 home
→ Minimum 1% of your own funds = $3,000
→ Up to $15,000 in assistance
→ Can help with down payment and closing costs

The program may be available for single-family homes, condos, townhomes, and 2-unit properties across Illinois.

There are income and credit requirements, and the assistance is deferred and interest-free—meaning repayment generally happens when you sell, refinance, or pay off the mortgage.

The biggest mistake is assuming you don’t qualify before actually checking.
