Yesterday, my client closed on his purchase of a medical office building in Ocean View, Delaware that two parties currently lease. We negotiated a price under asking bringing the capitalization rate to 9.6%. With Delaware being ranked #1 for retirement this year and the dramatic rate of growth the area has seen since the pandemic, I assumed medical services would be in higher demand. As a result, I proposed this property to my client and just two months later the deal was done.

Delaware's low property taxes and lack of a sales tax have always made it appealing for retirees. The retiree boom has also led to more migration by those in health care and similar sectors of the economy. This migration to Delaware was only accelerated during the pandemic when urban residents realized they could work from home in more affordable areas. The least populous counties in the country gained population while the most populated lost during 2020 and 2021 according to the U.S. Census Bureau, 2020 and 2022 Vintage Estimates.

Having lived in Delaware for almost my entire life, it has been interesting experiencing the growth attained in our tiny state in only two decades. More astounding is that people from all over the country, even those from Asia and Europe, consistently flock to our beaches every summer.
