Everyone wants to be trusted. In fact, isn’t that the ultimate compliment? In December, I got the ultimate compliment from Beth and Scott.

Early on the day after Thanksgiving I received a text from my out-of-state buyers who have been searching for the perfect investment property at the beach. They wanted a place that they could enjoy with their family and still earned some rental income when they weren’t using it. They had noticed that a property just came on the market that checked all the boxes. Due to them being 3.5 hours away, we decided to do a Facetime walk around to see if it was even a contender. It turns out it was and they wanted to write a contract. I was a bit surprised that they were willing to write a contract without actually walking through it first. They said they were OK moving forward as “we trust you, Dan”. Wow – OK, onward. Even though we wrote a really strong contract, we got out-bid. Back to the drawing board.

Five days later, another property came on the market in another community that fit the bill, even though it had some structural issues that needed attention. The townhouse was priced to allow for the repair work to be done and my buyers were willing to move forward with it, subject to a home inspection. We did a Facetime walkaround and I took lots of pictures of the many areas with issues. Once again, we got out-bid with a higher price that did not have a home inspection contingency. Ok, best wishes for these buyers. Once again, back to the drawing board.

Days later, a third property came on the market back at the first community. We did the Facetime walkaround, felt good about what we saw and wrote a nice contract that succeeded this time. The contract was ratified on December 13th and we settled on January 3rd. A pretty quick turn-around but very doable when everyone stays focused on making the settlement date work.

On the morning of the 3rd we did our walk through prior to settlement and the buyers walked into their soon-to-be new house for the first time. They both immediately said “this is great”. After settlement I expressed my amazement that they would buy a house without actually walking through it. Once again, they both said “Dan, we trust you”. For an ultimate compliment, it doesn’t get any better than this.
