Maryland Housing Supply Down

A new report from a Maryland real estate group shows that housing inventory and new listings have declined over the past year.
According to Maryland Realtors, the number of active listings dropped 16.4%, from 18,402 homes in May 2025 to 15,395 in May 2026. New listings also fell sharply, decreasing 22.1% from 9,368 to 7,296 over the same period.

Once your home’s listing goes live, it’s important to closely monitor how the market responds. The first 14 to 30 days are the most critical window, as this is when buyers are most attentive to new listings.

During this period, we look carefully at online engagement across all platforms — including views, saves, inquiries, showing requests, and whether any offers are submitted. Strong early activity is usually a sign that the home is positioned well in the market.

When there is little to no engagement, it often signals that the price may be too high or that something about the presentation is turning buyers away. Today’s buyers are well-informed and move quickly when a home is priced and marketed correctly. Patterns such as showings without offers, repeated feedback pointing to price, or high online views with few appointments are all clear market signals.

That’s why the most aggressive marketing happens in the early days of a listing. If engagement is weaker than expected in the first few weeks, it may be time to make strategic adjustments — such as refining the price or refreshing the listing photos and description to better highlight updates or recent improvements.

Watching these early indicators closely allows us to respond quickly and position your home for the strongest possible outcome.

The hardest parts of decluttering is overcoming the thought that you might need something someday.

That’s where the “90/90 Rule” comes in, a simple reality check that helps you focus on what you actually use instead of what you hope to use eventually.

Created by Joshua Fields Millburn, Ryan Nicodemus, and T.K. Coleman of The Minimalists, the now-viral method asks two simple questions when deciding whether to keep or let go of an item:

Have I used this in the past 90 days?
Will I realistically use it in the next 90 days?

If the answer to both is “no,” it may simply be taking up space.

This approach removes some of the emotion and stress from decluttering. Instead of making every item feel like a major decision, you’re simply evaluating how often it truly serves your life.

The rule isn’t meant to be rigid. Seasonal items like winter coats, holiday decorations, or luggage may not fit neatly into a 90-day window. The goal isn’t to throw everything away. It’s to thoughtfully question what genuinely adds value to your home and daily life.

Before you head out to the beach.

As you get ready for your well-deserved vacation, it’s easy to get caught up in packing and last-minute errands. But before you head out the door, there’s one more thing that can make your time away a lot more relaxing: unplugging certain household appliances. Not only does this help protect your home from fire hazards and water damage, but it’s also a great way to conserve energy and save on your electricity bill.

Here’s a simple checklist to help you enjoy a worry-free trip and avoid any unpleasant or costly surprises when you return:

First, remember to unplug small kitchen countertop appliances such as coffee makers, microwaves, and toasters. These are often left plugged in for convenience, but they don’t need to be powered while you’re away. Next, disconnect your TVs, cable boxes, and Wi-Fi routers, even in standby mode; they continue to draw energy, and occasionally unplugging them can actually help with their maintenance.

Don’t forget your computers! Both desktops and charging laptops should be unplugged to protect them from power surges and reduce the risk of overheating or fire. This also applies to any accessories like printers. Speaking of electronics, make sure to unplug all chargers, laptop chargers, vacuum chargers, and more. Chargers can be a fire hazard if left plugged in unnecessarily.

Gaming consoles are another energy drain, so they should also be unplugged before you leave. Essentially, any appliance that isn’t essential to your home’s basic operation can be safely disconnected.

In the kitchen and laundry room, unplug your dishwasher and consider turning off the water supply to avoid leaks or water damage. Leave the dishwasher door slightly open for ventilation. It’s also wise to unplug your washer and dryer, and make sure the dryer is clean of lint and dust, which can be a fire risk if left to build up.

For appliances like air purifiers and fans, which aren’t crucial while you’re away, take a moment to unplug them. In the bathroom, unplug electric toothbrushes and their chargers, unless you’re taking them with you.

And finally, if you use space heaters during the winter, be sure they are all unplugged—these are especially risky if left unattended.

Taking these steps only takes a few extra minutes, but it can make a big difference in keeping your home safe and your mind at ease while you’re away. Safe travels and enjoy your vacation!
