A common misconception in the housing market is the fear that 2023 is analogous to the 2008 housing crisis.

First of all, leading up to 2008, the private label securities (PLS) market expanded, allowing rampant subprime lending and risky loans. Nowadays, it is highly controlled and there is virtually no subprime lending.

Secondly, in 2008 there was a flood of foreclosures and short sales. The foreclosure rate peaked at approximately 2.1% between 2008-2010, and was recorded recently as 0.23%, up 0.12% since 2021 (ATTOM's year-end foreclosure report).

Lastly, 2008 faced fast-rising inventory and prices that increased by over 50% in one year. Right now, we are experiencing low inventory and prices up 10-15% in one year.

Ultimately, you can't predict the future but you can be assured that certain government policies have protected the housing market from some of the mistakes that caused the 2008 crash.
