🌸🌼🪻🌺🏡 I’m often asked this time of year how the spring market is going to be. I tell them it’s already started.

The spring real estate market in the DC, Maryland, and Northern Virginia area typically kicks off in late February to early March, with activity peaking between April and May. The market starts heating up as buyers emerge from the winter months, and new listings begin appearing in higher volumes.

This year, experts note that while there is strong demand, buyers may face more competition, particularly for well-priced homes in desirable locations. Sellers should also be strategic with pricing, as overpricing can lead to longer days on the market despite high buyer interest. The market is expected to cool off by June or July as summer vacations take priority for many buyers.

If you’re considering buying or selling this spring, it’s a good time to prepare, whether that means getting pre-approved for a mortgage or getting your home market-ready with updates and staging.

As you may know, the Federal Reserve met today. The result of the meeting is that they are not changing the Federal Reserve rate. This is a great sign as it shows that it is not in the best interest of the Financial Markets to raise interest rates and that there is enough data to support that the economy has slowed down enough to warrant keeping rates steady. This is a positive indicator as the last thing the Feds want to do is cut rates prematurely and then have to raise them again. The Feds have gone on record stating that they would not cut rates until the 2nd Quarter of 2024, so to stray from that narrative would imply that they were yet again, wrong! Based on this decision, we anticipate lower rates shortly and a great Spring and Summer homebuying season.

Home Décor Trends for 2024

Welcome 2024! With a new year comes new design trends. If you’re planning to refresh your home this year, here are a few decor trends according to Southern Living magazine.

· A Show of Restraint. Remove anything that feels unnecessary to ensure each item makes a statement and impacts the general aesthetic.

· Warmer Hues. Painting rooms, including trim, ceilings, and walls, in earthy tones like rich browns, mossy greens, raisin, amber and sunny yellows is in for 2024.

· Classic Details. Pleated upholstery details on furniture is a twist on traditional style that looks crisp and fresh.

· Layered Furnishings. Eclectic found pieces and beautiful antiques paired next to a modern object create interest in a room.

· Durable materials. There is a trend toward investing in furnishings and finishes that will stand the test of time, children and pets. Performance fabrics and rugs, as well as indestructible flooring and countertops, will become even more popular this year.

· Outside Influence. Windows are getting bigger with the view and natural light becoming a focal point of the room, creating a comfortable and cozy environment.
