The market is quieter, with both contract activity and inventory coming on lower than they were last year. This could be a return to a more "seasonal" real estate market, when summer was always slower.

Clearly higher rates are impacting activity, but there are no signs of a drastic rise of new homes coming on the market.

It's unlikely that prices will ramp up into the double-digits as they had in 2020 and 2021. From what I'm seeing and hearing, it's more likely that prices will increase in the 4-6% range.

That works for sellers and buyers! Sellers continue to be in the driver's seat, but buyers may find it much easier to navigate a less crowded marketplace and one where contingencies can be worked into a successful offer.
