Buyer's Edge - BuyersAgent.com - Real Estate for Homebuyers Founded in 1991, before buyer-only was a buzzword, Buyer’s Edge built its business on one principle: represent homebuyers, never properties. No listings.

No dual agency. No divided loyalty. Independent buyer advocacy has been our culture from day one. Buyer's Edge has been challenging the real estate industry status quo since 1991 in the Washington, DC Metro Area. As Exclusive True Buyer's Agents, we believe in doing real estate differently. Consumers have a right to protection and loyalty throughout the entire home buying process. Buyers shouldn't

have to buy a home from a real estate company that represents both sides of the real estate transaction. We knew that there had to be a better way to buy. Our EBAs are not salespeople. We never list properties, so we have nothing to sell and no sellers to who we are beholden. Over the years, we have changed the way people buy homes. Consumers now have a clear choice, employing a Realtor who really works for them, without any conflicts.

Who pays the buyer's agent commission?

It's one of the most common questions homebuyers ask today, especially as the real estate industry continues to evolve.

The answer is no longer as simple as it once was.

Many buyers are hearing conflicting information about commissions, buyer representation agreements, seller concessions, and who is responsible for paying what at closing.

Since 1991, long before "buyers-only" became a buzzword and before most consumers had ever heard the term Exclusive Buyer's Agent, Buyer’s Edge has represented homebuyers exclusively. No listings. No dual agency. No divided loyalties.

In our latest article, we explain how buyer agent compensation works today, who may pay it, how commissions are negotiated, and what every homebuyer should understand before making an offer.

The goal isn't just understanding who pays the commission. It's understanding how the structure of a transaction can affect your costs, your negotiating strategy, and ultimately the home you purchase.

If you've been wondering how buyer agent commissions work in today's market, this article is a good place to start.

Is now a good time to buy a house?

Maybe.

The better question is: Are you ready to buy a house?

No one can predict exactly where mortgage rates or home prices will go next. What you can control is your budget, your goals, and finding the right home for your needs.

Many buyers who wait for the "perfect" market discover that when rates fall, competition often rises.

Since 1991, we've helped homebuyers navigate all kinds of markets. The best time to buy is when the home, the finances, and your life are aligned.

One of the most important questions a homebuyer can ask isn't about the house.

It's about representation.

As real estate continues to evolve, buyers are hearing more about commissions, buyer agreements, and agency relationships. It can feel like a lot to sort through.

One topic that often surprises people is dual agency, where the same brokerage may represent both the buyer and seller in a transaction. Some buyers are comfortable with that arrangement. Others prefer independent representation dedicated solely to their interests.

The important thing is understanding your options before you start making offers.

At Buyer’s Edge, we've been helping homebuyers navigate those choices since 1991, representing buyers exclusively throughout Washington, DC, Maryland, and Northern Virginia.

If you're planning to buy a home, take a few minutes to learn about the different types of representation available and decide what feels right for you.

Do you really need a buyer's agent to buy a home in DC, Maryland, or Virginia?

With online listings, AI search tools, and more real estate information than ever before, it's a fair question.

What we've learned over the years is that buying a home isn't just about finding a property. It's about having someone in your corner when it comes to negotiations, inspections, disclosures, pricing, market conditions, and protecting your interests throughout the process.

Explore 7 reasons many of today's homebuyers still choose independent representation, including:

✔ Independent advice without conflicts of interest
✔ Skilled negotiation and offer strategy
✔ Local expertise beyond online searches
✔ Guidance through inspections and hidden risks
✔ Confidence that someone is sitting on your side of the table

If you're wondering whether a buyer's agent still adds value in today's market, we invite you to take a look.

Buyer’s Edge Opens Vermont Office for Buyers Seeking Second Homes, Land, and Legacy Properties

Dear Friends,

We are not going anywhere.

Buyer's Edge is exactly where we have always been, representing homebuyers across Washington, DC, Maryland, and Northern Virginia with the same promise we made in 1991: no listings, no dual agency, no divided loyalty.

What has changed is where some of you started looking next. Families we helped in Bethesda, Arlington, McLean, Alexandria, and Washington, DC began asking about something different. More land. More privacy. Four real seasons. A home that their children, grandchildren, family, and friends would want to come back to for years to come. Again and again, that conversation led north to Vermont.

So we went, too.

Buyer's Edge|BuyersAgent.com is excited to announce that we have opened a dedicated office in Waterford, Vermont, focused on legacy properties, lakefront retreats, historic estates, and the kind of purchases that shape a family for decades.

Locally, that office is led by Dave Pritham, one of Vermont's first Exclusive Buyer's Agents and a true advocate for buyer-only representation in the state. Same philosophy. Same fiduciary standard. Same commitment that has always defined us, now available to you wherever your next chapter leads.

Vermont is not a replacement for the DMV. It is an extension of the same promise.

In a recent blog post, we shared why Vermont became part of the Buyer's Edge story:

*What makes buying there genuinely different from the DMV

*Why thoughtful buyer representation matters in a market shaped by legacy properties, acreage, and older homes

*Why due diligence often extends well beyond the house itself

We hope you'll take a few minutes to read it.

→Why Buyer's Edge Opened a Vermont Office - and What It Means for You.

Buyer’s Edge | BuyersAgent.com has opened a Vermont office to help buyers purchasing second homes, land, and legacy properties. Still serving Washington, D.C., Maryland, and Northern Virginia with no listings, no dual agency, and buyer-only representation since 1991.

"Who does your real estate agent represent?

It sounds like a simple question, but many homebuyers are surprised to learn there can be more than one answer.

As the real estate industry continues to change, buyers are hearing more about buyer agreements, private listings, commissions, and agency relationships than ever before.

What hasn't changed is the importance of understanding who is sitting on your side of the table.

Since 1991, Buyer’s Edge has represented homebuyers exclusively throughout Washington, DC, Maryland, and Northern Virginia. We believe buyers deserve advice that is independent, transparent, and focused on their interests.

Before you start your home search, take a few minutes to understand your options and the questions every buyer should ask.

Is property data quietly deciding who wins in today’s housing market?

Most buyers think they are competing on price.

They are not.

Most buyers and sellers assume the transaction is happening between the buyer, the seller, and the agents.

What they do not see is everything happening around it.

Property data now influences everything.
Pricing models. Insurance underwriting. Property history.
Private listings. Off market homes.
Lending decisions happening in parallel.

In Washington DC, Maryland, and Northern Virginia, this is already happening.

Some buyers are making decisions with full data.
Others are walking in blind.

Sellers are affected too.
Data can shape how a home is priced, marketed, and who actually sees it.

https://www.buyersagent.com/buyers-agent-real-estate-blogs/2026/4/12/property-data-home-buying-dc-md-va

Most buyers and sellers never see this layer until it affects the deal.

A higher quote.
A delay.
A deal that suddenly becomes harder.

Protection starts earlier.

Since 1991, Buyer’s Edge | BuyersAgent.com has represented one side of the transaction. The buyer.

No listings. No dual agency. Just clear advice when it matters most.
