I’ve been hearing one question lately quite frequently: **"The condo market looks rough—should I just wait to sell?"**

If you feel like the leverage has shifted, you aren’t imagining things. Looking at the latest **Bright MLS Housing Report for January 2026**, the data confirms that the condo segment is currently the most challenged slice of the D.C. metro market.

Here is a snapshot of what’s happening right now:

**Prices are softening:** While detached home prices are still climbing, median condo prices in the D.C. area fell **1.3%** year-over-year.

**Inventory is surging:** There are **17.3%** more condos on the market than this time last year, giving buyers significant room to negotiate.

**Patience is required:** Condos are sitting for a median of **43 days**—nearly two weeks longer than detached homes.

**Should you make a move? Here is the framework I’m using with my clients to help them decide:**

**1. The "Rate Lock" Check**
If you’re sitting on a low-interest mortgage from a few years ago, your monthly carry is likely lower than anything you’ll find in the current market. If you don't *need* to move, holding that low-interest debt is often the smartest long-term wealth play while the market finds its footing.

**2. The "Move-Up" Math**
Thinking of trading your condo for a single-family home? This "soft" condo market might actually be your best friend. While you might get a bit less for your sale, you’ll have a much easier time negotiating on your next purchase before the spring rush potentially drives prices higher.

**3. Building Health vs. Market Noise**
Buyers are hypersensitive to rising costs right now. If your building has healthy reserves, stable HOA fees, and no upcoming assessments, you own a "scarcity asset" that will stand out against the generic inventory.

**The Bottom Line:**
D.C. remains a resilient global hub, but the "easy" condo gains of the past are taking a breather. Success in 2026 isn't about timing the market perfectly; it’s about timing your life goals.
