Lehigh Valley buyer demand remained strong in April, with pending sales jumping 18.5% year over year — even as inventory stayed tight at just 1.2 months’ supply.

With limited existing inventory continuing to shape the market, buyers are also exploring new construction opportunities across the region.

Whether you’re looking to build, buy an existing home, rent, or find space for a new business, a local REALTOR® can help you understand your options and navigate the market.

One of the best parts of working across Lehigh and Northampton counties is seeing how much our communities have to offer as the weather warms up. If you are out touring homes this weekend, consider stopping by one of these local highlights:

Bethlehem: The 118th Bethlehem Bach Festival is in full swing this week, celebrating our deep musical heritage.

Emmaus: The 2026 SOTA Show House is open for tours at the historic John B. Shimer House—a must-see for anyone who loves interior design.

Easton: Don't miss the upcoming Freddy© Awards Preview Night at the State Theatre on May 20th.

Some good news for prospective first time buyers!

Fannie Mae and Freddie Mac will now accept mortgages using a credit scoring model that counts on-time rent payments, a change that could make 7.7 million Americans mortgage-eligible and unlock an estimated $777 billion in new mortgage volume.

A Saturday Morning in the Valley

One of the best things about living in the Lehigh Valley is that every town has its own distinct personality. Whether it’s the history in downtown Bethlehem, the energy of the Easton Public Market, or the great parks in Allentown, there is always something new to discover.

I’m looking to update my "Local Favorites" guide for clients moving to the area. I do my best to experience all that the Valley has to offer, but I know there are gems out there I miss.

Question: If you had to recommend one local coffee shop or hidden gem to someone who just moved here, which one would it be?

Happy St. Patrick's Day ☘☘☘☘☘

It’s officially "Get Ready for Spring" season in PA!

Before the April showers (and the spring real estate rush) arrive, take 15 minutes this weekend to check your sump pump. With the snow melting and ground thawing, you want to make sure your basement stays dry.

Pro-Tip: Pour a bucket of water into the pit to make sure the pump kicks on before the next big storm.

Question: What is one "spring cleaning" project you’re actually looking forward to this year? (Or are we all just ready for the patio weather?)

I know the headlines can be scary, but there is some seriously good news for buyers this month! According to recent data, conditions are actually improving thanks to a "triple threat" of lower mortgage rates, rising wages, and slower price growth.

The best part? We live in one of the most resilient areas in the Northeast. While the regional median home price sits at $479,800, here in the Lehigh Valley, we’re seeing a much more accessible $333,500.

Your dream home might be closer than you think. Let’s look at the listings together!

February housing data shows improving conditions for buyers, thanks to lower mortgage rates, rising wages, and slower price growth.

While inventory remains tight, the Lehigh Valley continues to stand out for affordability, with a median home price of $333,500 compared to $479,800 across the Northeast.

Price drops and a 3.5-year low in mortgage rates are good news for buyers. The 30-year fixed rate fell to 6.01%, down from 6.85% a year ago, boosting purchasing power by about 9% ($36K for a median home) if rates hold through spring.
