FALL IS A GREAT TIME TO MAKE A MOVE!

But WHY? And what about interest rates?

Everywhere you turn, someone is talking about interest rates, home prices, and whether now is a good time to buy or sell.

Meanwhile, everyone seems to be waiting for the “perfect” market.

Here’s what I’ve learned after years in real estate. The perfect market doesn’t exist. But opportunities exist in EVERY market!

BUYERS: Fall often means less competition, more negotiating power, and sellers who may be willing to offer closing costs, repairs, or interest rate buydowns.

And about those interest rates? Remember, a lower rate doesn’t always mean a better deal. If rates fall and home prices rise, waiting could actually cost you more. You may be able to refinance later, but you can’t renegotiate yesterday’s purchase price!

SELLERS: Fall buyers are often serious buyers! And with fewer competing listings, your home has an opportunity to stand out.

But here’s the key, regardless of the season.

PRICING MATTERS. STRATEGY MATTERS. PRESENTATION MATTERS.

You've probably heard the Federal Reserve (the Fed) is raising rates again. And if you're planning to buy or sell a house, you may be wondering what that means for you.

Waiting on interest rates to drop? You may want to look at the whole picture. 🏡

A lower interest rate sounds better, and of course it is. But what happens if home prices increase while you’re waiting?

In this example:

$500,000 home at 7.5% = $3,146.47/month P&I

$550,000 home at 6.5% = $3,128.74/month P&I

You waited for a full 1% lower rate and saved just $17.73 a month in principal and interest.

But now you needed $5,000 more for the down payment and borrowed $45,000 more.

That’s why I always tell buyers, don’t make your decision based on the interest rate alone.

You can refinance a mortgage if rates improve.

You can’t go back and buy yesterday’s house at yesterday’s price.

Buy when the house, payment, and timing make sense for YOU. ❤️
