🏡 Lehigh Valley Housing Market Outlook for 2026

A lot of people have been asking what the real estate market may look like this year in the Lehigh Valley. While no one can predict the market perfectly, several trends are starting to take shape.

Home prices across the Lehigh Valley have remained strong over the past year. Even with higher interest rates in 2025, demand for homes in our area stayed steady and prices held up well. One of the biggest reasons is the same issue we’ve seen for the past few years — there simply aren’t enough homes available for the number of buyers who want to live here.

That limited inventory continues to support home values. When a home is priced properly and presented well, it is still attracting solid interest from buyers.

Looking ahead to the rest of 2026, there are a few things worth watching. Mortgage rates have started to stabilize, and if they continue to ease, that could bring more buyers back into the market. At the same time, we may begin to see more homes listed for sale as homeowners who have been waiting for better conditions decide to make a move.

What this means locally:

• For sellers: The Lehigh Valley remains a strong market. Well-priced homes continue to sell and many areas are still seeing competitive activity.

• For buyers: The market may begin to offer a little more breathing room than in recent years. More inventory and stable rates could create new opportunities.

The Lehigh Valley continues to be a desirable place to live thanks to its location, affordability compared to larger metro areas, and overall quality of life. Because of that, housing demand here is expected to remain solid.
