✨How to make a small space look and feel larger✨ Especially in urban areas like LA, we’re often pressed for square footage. But that doesn’t mean we can’t have the luxurious feel of a large space! Here are some pointers to open up your small space - AND - to save you the hassle of looking for the items I’m talking about, I made a list on my Amazon storefront so you can shop them all in one place! Just click the link below ⬇️ share with a friend that could use these tips!
▫️ when I’m doubt, white it out! A light, cool-toned neutral color scheme will give you the best opening effect. While warm colors can be great to add warmth and coziness to an already large room, light cool tones (think white, light grey, pale blue, cool sage, or sea foam) make the room feel brighter and bigger!
▫️monochrome is your friend! Monochrome doesn’t mean everything is the SAME. Using various shades of a color and adding texture keeps it interesting. opt for textures instead of patterns (ie a waffle knit throw or macrame pillows). Patterns make a room feel crowded.
▫️curtains - contrary to popular belief, your curtains shouldn’t be the same size as your window! Hang your curtains just below the ceiling & make them long enough so that they gather slightly on the floor. This lengthens the room vertically making your ceilings look taller! Avoid heavy fabrics or patterns on your curtains. Opt for light, sheer fabrics. Natural fabrics like linen are a plus for creating that elevated feel!
▫️MIRRORS - seriously, put mirrors everywhere. Especially across from windows to reflect the light and make the space look WAY more open. I love a large vertical mirror placed diagonally in the corner.
▫️vertical space - keep your furniture low against the wall to create more wall space. And then add art or light fixtures above to move the eye upwards, making the ceiling feel higher.
▫️Opt for glass, acrylic, and mirrored pieces. Think ghost chairs, mirrored end tables, and glass coffee tables.
▫️go with a couple large statement pieces instead of a bunch of small furniture, which looks crowded

You’ve already heard what realtors have to say: Low inventory! High prices! Sell now! …but what about the perspective of someone who cares about your ~personal~ growth and elevation?
As both a coach and realtor, I would never advise a client to make a decision that wasn’t best for them & their happiness, simply to make a sale. So let’s talk about why you should (or shouldn’t) sell your home.
✨ does selling align with your values? - think about what matters most to you. Are you money driven? Do you strive for stability? Would selling right now allow you to invest in something you’ve always dreamt of?
✨ money matters - realtors aren’t lying when they say home values are up & you can sell for a great profit right now. Think of the impact the sale would have on your life at this time - would it help you become debt-free? Would you be able to go on the vacation you’ve been thinking about? Could you buy an income property to have a steady cash flow?
✨size wise - the space around us makes an impact on our lives. If we have too little space, we can feel cramped physically and mentally! Do you plan to start a family, and you need to trade up? Or maybe you’re now an empty nester, and you’re ready to down-size. Too MUCH space could make some feel lonely.
✨where would you go? - what’s holding you to this location? Is this exactly where you want to be, or would you rather be closer to your job/family/the beach? Could selling your house allow you to make that move that serves you in more ways?

If you’ve been thinking of buying a home, then you’ve definitely heard things like “it’s a seller’s market” “the market is so hot right now, wait till it cools down” “home prices are astronomical”…etc.

These statements are daunting when you just want to buy a house and finally stop renting!

But let me share something with you…
While these statements are technically true, they also don’t mention interest rates. Thanks to the pandemic, interest rates have been historically low! That means that even though sale prices are high, they’re balanced out with low interest rates on your mortgage.

So let’s look at it this way: let’s say you buy a house today at a “high” sale price in California with a 2.78% interest rate. Your friend decides to wait until the market “cools down” and buys the house next to you two years from now at a lower price but a higher interest rate (because they’re going to go up!) Who’s going to have the lower mortgage payment? You are!

So sure, you can wait until prices drop….if you want to pay more every month 🤷🏼‍♀️

But you’ve heard that all the houses for sale have had bidding wars, and it’s hard to get a house, right? (Well first of all, obviously there’s going to be a lot of competition right now because smart buyers are taking advantage of these rates!)
There’s good news for you, however. Market Watch has reported that the frequency of bidding wars has dropped to the lowest level since 2020. Most homes are still selling above asking price, but the competition isn’t as fierce. This is a sweet spot making it a wonderful time to buy.
