Last month, MHG team agent Emily Finkelstein and I brought a Hollywood Hills home to market that had been sitting since June with another brokerage. Our clients’ goal was simple: get it sold before the end of the year. Not every closing is smooth. Some just ask you to pull up a chair and stay a little longer. This Craftsman in Alhambra went through four escrows after inspections uncovered some very real issues, including a major sewer line offset. Deals fell apart, patience was tested, and it would’ve been very reasonable to move on. I didn’t. The lesson I’ve learned is not to confuse friction with failure. We regrouped, went back to the original buyer, reworked the numbers, reset expectations, and found terms that made sense for both sides. Escrow reopened with a non-contingent offer and closed this morning. No drama, no hype, just rolling up our sleeves and doing the work until the right outcome shows up. Grateful for trusting clients, strong teamwork with MHG agent Margie Humbert, the buyers and their agents, and our sellers who stayed the course.

UNDER CONTRACT

This one tested patience before it paid off. Our Craftsman in Alhambra fell out of escrow three times after inspections revealed significant repairs (including a major sewer line offset). It would’ve been easy to move on. I didn’t. I went back to the original buyer, reworked the price and terms, and negotiated a deal that made sense for both sides. Escrow is back open with a non contingent offer. Closing January 6. This is what drive and persistence look like in real life, something my mother taught me early on. No hype. No shortcuts. Just doing the work until the right outcome shows up. Grateful for great clients, strong teamwork with MHG agent Margie Humbert, and sellers who made the right call. Onward through escrow. 🏡
