Exciting development planned for Arlington Heights! It is a tricky business navigating the HPOZ (Historic Preservation Overlay Zone) for prospective development. The HPOZ is an area of the city which contains structures, landscaping, natural features or sites that have historic, architectural, cultural or aesthetic significance. Having the historic preservation zoning designation can slow down the development process significantly—projects that normally take 12-18 months to complete can take 4 years or more to complete. This of course impacts land value and time on market. We entered escrow in less than 90 days with this property, but that is quicker than average.

There are always nuances to every transaction, and some have more impact than others. When selling a property like this, it’s important that the listing agent and the buyer fully understand the implications of those nuances (in this case, the HPOZ designation) because of how much it can impact project timelines, cost, and feasibility.
