Probate Weekly

Probate Weekly I am at the Los Angeles County Probate Court almost every work day. I am an expert in the process of selling real estate at probate court.

I have witnessed more sales than any attorney, judge, or real estate agent in the past 2 years.

Not all mortgage approvals are created equal!

A loan prequalification is only an estimate based on information a buyer provides verbally.

A true loan approval with a Desktop Underwriter (DU) means the buyer’s income, credit, assets, and debt have been reviewed through automated underwriting guidelines by the lender.

The strongest buyers usually have:
 Verified income & employment
 Reviewed bank statements & assets
 Strong credit/FICO scores
 Acceptable debt-to-income ratios
 DU approval findings from underwriting

In today’s competitive real estate market, a DU loan approval can make a huge difference when submitting an offer and gives sellers more confidence in the buyer’s ability to close escrow.

The large international corporate monopolies seeking to take over and destroy our real estate market, Zillow, Compass, and Rocket, are not satisfied with monopolizing real estate sales, but also affiliated services, such as mortgage, closing, and title services. This has always been the desire of short-sighted real estate companies that, instead of putting all their energy into serving their customers, look at customers as sheep to be slaughtered and want to get as much meat off it as they can.

When I started in real estate, every real estate broker attempted to have a lender, title, and escrow relationship that they could monetize. These often crossed lines of legality, resulting in fines and companies being shut down. You can imagine that a buyer of real estate is vulnerable to using the vendor recommended by their real estate agent, but when that agent does not disclose that the ONLY reason they are being recommended is that the agent or agency is getting a kickback it becomes fraud.

National banks are NOT doing their job, and it's hurting us all.

According to the charter that established the Federal Deposit Insurance Corporation (FDIC) via the Banking Act of 1933, the fundamental purpose of banks is to safely conduct the "business of banking"—specifically by accepting deposits, making loans, and processing payments to serve their local communities. It works by taking deposits of consumers, and then using the federal taxpayers to guarantee their work, then they lend our money out at a profit. But aren’t they supposed to “serve their local communities?”
