This goal has made me a premier real estate professional in Citrus County, Florida. Growing up in Citrus County gives me extensive knowledge and a passion for the area. I love to share the history and unique beauty of this area with all. From the Gulf of Mexico to the beautiful, untouched Withlacoochee State Forest of over 157 thousand acres, I have enjoyed it all. My passion for real estate demands a dedication and attention to detail, making sure every aspect of the buying and selling process flows smoothly. In my 1st year of Real Estate (2005), I was the Rookie of the Year, and I haven't slowed down since. I continually improve my skills to keep up with the changing times. I obtained the difficult and prestigious Graduate REALTOR Institute (GRI) designation. This is considered the "Master's Degree of real estate." I take great pride in what my broker recently said: "Robert is a natural leader who leverages his extensive network of resources and deep experience with contract negotiations to coordinate the home buying or selling process with other agents, principals, inspectors, lenders, and tradespeople." Many of my skills can be traced back to my time in the Army. People are my business, and I strive to enhance my communication and networking skills every day. I am an active outdoor enthusiast. I enjoy hiking, biking, kayaking, and traveling. When I am not busy delivering 5-star service to my clients or enjoying the outdoors, I am spending time with my wonderful wife of 23 years. We have two adorable Cocker Spaniels, Bentley and Lexi, and two beautiful Blue Russian cats, Bonnie and Clyde. As a cancer survivor, I have learned to appreciate family and the little things in life. With all the price reductions we see out in the real estate world, you would not think that our home sales for March would be up +14%. Homes are selling but only if priced properly. However, the average and median sale price has taken a -5% drop. We will have to see what next month brings.

We have a change in the market. Is it because August is one of our slowest months of the year or is the market shifting? Time will tell. Median Sale Price and Average Sale Price are both down a bit. Pretty amazing that the amount of new listings is also down -22%.

This goes to Abuse victims to help keep CASA (Citrus Abuse Shelter Assn) safe house, food, clothing and other necessities up and running. Market Update
Surprise, Surprise. A very common misconception. Most think the market is failing and prices have been falling. However, the average sale price and median sale price are still trending upward. I don't think it is a surprise that the number of closed home sales has slowed but the values of the homes have not. That goes for both Citrus County and the State of Florida.
