Thank you to the Beverly Hills Chamber of Commerce for hosting last Wednesday September 23rd, an informative and gorgeous “Evening with the Mayor” at the Greystone Mansion and Gardens, with the honorable Mayor Craig Corman and NBC4’s Robert Kovacik to highlight the Mayor’s priorities and vision for Beverly Hills.
During the 2026 State of the City Address last night, Mayor Corman emphasized fiscal responsibility, public safety, and new business development as part of his main objectives during his mayoral term.

Southern California Seller Relief Gains Momentum

Why Buyers and Sellers Are Stuck
Lately, we’re seeing a standstill in the housing market, and it’s impacting both buyers and sellers. With higher mortgage rates, many buyers are holding back—monthly payments simply aren’t adding up the way they used to. Pending sales are slipping as fewer house hunters are taking the next step and making offers. On the other hand, homeowners who locked in lower rates are understandably hesitant to list their properties. This combination has created a housing stalemate: buyers are hoping for better affordability, while sellers are reluctant to let go of their favorable loans. As a real estate agent with Compass in Beverly Hills, I’m seeing these market dynamics play out firsthand in our local listings. If you’re navigating this landscape, understanding both sides of the equation is key.

More Homes Hit the Market as Demand Cools
We're seeing a notable shift in the housing market—over the past four weeks ending August 23, new listings in the US inched up by 0.4% week-over-week, and total homes for sale rose by 0.5%, pushing inventory to the highest point since early Q2. Meanwhile, pending home sales dipped 1.1% to a six-month low, as higher housing costs kept many buyers on the sidelines, even as more options became available. The median home-sale price has climbed 1.9% year-over-year to just over $400,000, and the average mortgage rate remains close to 7%—a 13-month high. As inventory grows and demand softens, buyers have more leverage than we've seen in a while, with opportunities for negotiating price cuts or concessions, especially on homes that have been listed for several weeks. For sellers, realistic pricing—rather than chasing the highs of previous years—can make all the difference. As always, understanding these market dynamics is key to making the right move, whether you're buying or selling.

Homeownership Dreams Growing Stronger Across U.S. States
It's astonishing to see just how long it now takes to save for a 20% down payment in many U.S. states—over a decade in some cases. Hawaii and California, with their unique blend of high prices and limited land, top the list, making homeownership feel out of reach for many hardworking buyers. As someone who works every day in the heart of Beverly Hills real estate, I see firsthand the challenges buyers face navigating these steep requirements. If you’re keeping an eye on the market or want to explore what’s possible, you can always browse my listings or those from our office for a sense of what’s out there.
