Story time from one of my clients of the “hole” my buddy Jim was put in this month and how he climbed his way out!
My clients are often excited about buying properties to invest in as a rental property- who doesn’t love the added cash flow?
But how much can it actually cost to own one? This unexpected faucet leak put a kink into Jim’s day- not only did he have to remove the flooring then the cabinets, he had to take out all the sub flooring as well.
Adding new sub floor, and a new kitchen floor- what is your guess to how much Jim spent for this leaky situation? 💦

Please note: this is the ONLY repair Jim has had to make (to this property) in the last 13 months. SO, this is still a cash flowing asset.
