🚩 7 contractor red flags that end up costing owners time, money, and sleep:
1. No license or insurance
If they can’t show an active license and proof of insurance, you’re the one holding the bag when something goes wrong.
2. Big checks upfront
For most projects, deposits should be modest and tied to a clear schedule. Huge upfront asks are usually a sign of cash-flow issues or lack of discipline.
3. No detailed written contract
“Don’t worry, we’ll take care of it” is not a scope of work. You should see scope, schedule, payment terms, change-order process, and warranty in writing.
4. No real business presence
No address, no site, no track record you can verify? That usually means no accountability when the job goes sideways.
5. Wants to skip permits or work “under the table”
If they’re cutting corners with the city, they’ll cut corners on your build. You’re also the one exposed when you sell or refinance.
6. Pressure and poor communication
Rushing you to sign, vague answers, disorganized from day one. That behavior never gets better once walls are open and money is out the door.
7. No recent references
You should be able to call owners from the last 12–18 months and hear how the job actually ran, not just see a highlight reel.
