If I get ONE more “We Buy Houses for Cash!!!” ad… I am going to scream! 😅
Seriously though — between the late-night streaming ads, the postcards, the texts, the billboards… it’s nonstop.
And after seeing this happen over and over in my own neighborhood (hello 🚛 dumpster out front = heartbreakingly low sale price 💔), I couldn’t NOT write this blog.
Because here’s the truth…
A lot of these “cash offers” are not doing you a favor. They’re looking to buy your home for way less, flip it, and profit off what YOU left on the table.
And I see it impact seniors the most — homeowners who’ve built equity for years and deserve so much better.
There is a better way to sell off-market (yes, privately, no signs, no stress) — and still get a fair price from real buyers who actually want to live in your home.
I break it all down — the good, the bad, and the ugly.

When fires tore through Pacific Palisades, Altadena, and during the Woolsey Fire, they weren’t just news stories to me. They were places where people I know lost their homes — where lives changed forever in a matter of hours.
This topic is deeply personal.
My own family lived through the devastation of fire in Bel Air. We lost our home. I was born prematurely because of it. I was born with smoke inhalation. We lost our three miniature poodles. And for the first three months of my life, my family lived in a hotel while everything we knew was gone.
Years later, watching friends and loved ones lose homes in Pacific Palisades, Altadena, and throughout the Woolsey Fire footprint reopened those memories. So many believed they were protected. So many assumed insurance meant they could rebuild. And then came the second heartbreak — realizing their coverage wasn’t enough.
I also share in our latest blog my own personal experience realizing how easy it is to be underinsured, even when you think you’ve done everything right.
Construction costs have changed dramatically. Policies haven’t kept up. And too many homeowners are unknowingly relying on outdated coverage limits or confusing market value with what it actually costs to rebuild.
This isn’t about fear. It’s about awareness — and care.
If you haven’t reviewed your policy since 2022, please don’t wait. I’ve seen firsthand what happens when people do.

This year’s 18th Annual Picfair Village Food Drive was a heartfelt reminder of the power of community.
Together, our neighbors and local businesses helped collect approximately 1,500 pounds of food and personal supplies for World Harvest Food Bank, supporting individuals and families in need during a time of year that can be especially challenging.
