Baby boomers are 55% of home sellers right now: more than every other generation combined. The narrative that younger buyers are driving the market doesn’t really hold up on the sell side.

And the top reason baby boomers are listing isn’t downsizing or chasing equity. It’s to be closer to friends and family.

The decisions driving this market are usually more personal than the headlines suggest. Especially in the luxury segment, where most sales involve some combination of estate planning, family transitions, and timing that has very little to do with rates.
