Negotiation does not begin when an offer is submitted.

By that point, the other side may already have formed an impression of your motivation, your timeline, your pressure points, and how much leverage you may or may not have.

In real estate, negotiation often starts much earlier: in showing requests, casual conversations, follow-up questions, inspection discussions, and the small details people reveal without realizing it.

What is said matters.

What is not said matters just as much.

A strong negotiator is not simply trying to “win” the conversation. They are listening carefully, protecting their client’s position, understanding what the other side needs, and knowing when silence is more powerful than explanation.

The danger is not that a negotiation will happen.

The danger is failing to realize it already has.

A good agent should listen carefully, understand your goals, and respect your perspective. But that does not mean simply agreeing with everything you already hope is true.

Sometimes the most valuable conversations are the ones that test your thinking before the market does.

That may involve price, timing, preparation, offer strategy, contingencies, repairs, disclosures, or negotiation leverage. The details change from one transaction to the next, but the responsibility stays the same: help you understand the upside, the downside, and the likely outcome.

After more than 16 months, LA County’s post-fire rent-gouging restrictions are set to expire on May 29, 2026.

The rule was put in place after the January 2025 fires, when thousands of families were displaced and the rental market was under enormous pressure. The intention was understandable: protect people during a crisis.

But over time, the policy also created unintended consequences. Many property owners were reluctant to lease their homes, inventory stayed tighter than it should have been, others completely ignored the laws, and the market became harder to navigate for both owners and renters.

We are glad to see this lifted. Not because the crisis was not real, but because policies created for emergency moments can become less effective over time. At a certain point, restoring inventory, movement, and flexibility in the housing market becomes part of helping people recover too.

Not long ago, a listing could slowly build momentum. A sign went up, word spread, and buyers discovered the property over time.

Today, that process happens almost instantly.

The moment a home is publicly listed, it is pushed to buyer alerts, real estate apps, agent searches, and online platforms. Within hours, most serious buyers in that price range have likely seen it.

That speed changes everything.

Buyers are not casually discovering homes the way they used to. They are comparing, filtering, and forming opinions quickly. They know what else is available, what has sold, what has not sold, and whether a price feels believable.

For sellers, this means the first few days matter. The market’s early response is not just activity. It is information.

Price, presentation, condition, photography, and positioning all need to work together from the beginning.

Thank you to everyone who joined Tregg for Saturday’s Client Appreciation Garden Party at the Rustad Residence. It was such a fun afternoon filled with great conversations, flower crowns, gardening, and time spent with friends, neighbors, and clients we genuinely enjoy being around.
