Assume the house is listening.

Front door cameras are standard now, and most have microphones. Audio carries to the driveway and the front walk, the exact places buyers stop and start talking honestly.

We represented a seller whose camera caught two buyers after a showing. One loved the house. The other talked through changes they would make. Days later, multiple offers came in at nearly identical numbers. The seller remembered the hesitation and chose the other couple.

There is nothing wrong with loving a house. The seller just does not need to know how much you love it before you negotiate.

Ask questions. Look carefully. Just save the talk about price, criticism and how badly you want it for somewhere the house cannot hear it.

Buying a condo means two approvals, not one. The buyer has to qualify for the loan, and so does the HOA.

That HOA review used to be light. As of this year, it isn't: lenders now look closely at budget, reserves, insurance, unpaid dues and major repairs. A buyer can be well qualified and still hit a financing problem that has nothing to do with their own file.

Three things worth knowing: HOAs over 10 units now get a full review. HOAs of 10 units or fewer can qualify for a waiver. And a master policy deductible above $50,000 per unit creates a loan approval problem.

Buyers: have your lender look at the HOA early.

Sellers: know where yours stands before you list.

A low appraisal can feel like the moment a deal starts to unravel, but it does not necessarily mean the home was overpriced or that the sale is over.

The buyer and the appraiser are answering two different questions. The buyer is responding to today’s market, the available alternatives, the condition of the home, and the competition to purchase it. The appraisal is largely looking backward at what prior closed sales can support.

When those numbers do not match, the next step is understanding exactly how the appraisal affects the buyer’s financing. From there, the parties may dispute an error, cover the difference, adjust the price, split the gap, or walk away.

A small water leak can become a very expensive problem surprisingly quickly.

The biggest variable is often not the size of the leak, but how long it runs before anyone knows it is there. That is why we think some of the simplest plumbing precautions can be among the most worthwhile improvements a homeowner makes.

This week, we look at three layers of protection: keeping household water pressure in the right range, placing inexpensive Wi-Fi leak sensors near vulnerable areas, and considering a smart flow valve that can detect unusual water use and automatically shut off the supply.

None of these solutions is perfect, but together they can dramatically shorten the time between a leak starting and someone doing something about it.

Why can an honest pricing conversation be so difficult?

A seller wants a dependable number. The agent has reviewed the comparable sales, toured the property, and formed an informed opinion, but still cannot know exactly what buyers will ultimately pay.

That uncertainty creates pressure on both sides.

An agent who suggests a lower number may lose the listing to someone more optimistic. A higher estimate may feel reassuring, but it can quickly become an expectation the market may not support. What began as an opinion starts to function like a promise.

A useful pricing conversation should not depend on the greatest display of confidence. It should explain the range supported by the evidence, how the price may influence buyer behavior, and where professional analysis ends and the market takes over.

Pricing is a strategy with several possible outcomes, not a prediction.
