The 10 year Treasury yield is at 4.54 percent today, a one year high. The 30 year mortgage rate sits at 6.36 percent. Oil is rising on Iran war tensions and a closed Strait of Hormuz. Inflation is climbing with it. New Fed Chair Kevin Warsh was just confirmed, and markets are pricing in the risk of a rate hike instead of a cut this year. Cash in a standard checking account earns near zero while high yield savings pays over 4 percent.

BEWARE: Foreclosures just hit a 6-year high. 118,727 US families lost ground in Q1 2026, up 26 percent from last year. Bank repossessions surged 45 percent.
This week's data made it clear why:
▪️ CPI hit 3.8 percent, highest since May 2023
▪️ PPI surged 6.0 percent, biggest jump since 2022
▪️ Gasoline up 28.4 percent year over year
▪️ Real wages are falling for the first time in 3 years
▪️ Auto loan delinquencies at 5.2 percent, matching 2008 crisis levels
▪️ FHA mortgage delinquencies at 11.52 percent
▪️ No Fed rate cuts expected until late 2027

The oil problem is the wild card. The Iran war and the Strait of Hormuz crisis are not getting resolved quickly. Economists warn it could take 6 to 9 months just to start normalizing supply chains, and longer if the conflict drags on. That means high gas, high diesel, high shipping costs, and higher prices on nearly everything for the rest of the year and likely well into 2027. This is a long action, not a short squeeze. Plan for sustained pressure.

THE DOMINO EFFECT
Every new foreclosure knocks down the next one. Here is how it works:
One distressed sale on your street lowers nearby home values. Lower values mean less equity for neighbors, making refinancing harder. Banks see rising risk and tighten lending. Property tax revenue drops, pressuring local services and schools. Insurance carriers raise premiums or pull out entirely. Buyers sit on the sidelines waiting for prices to fall further. Then the next foreclosure hits, and the next. Each one weakens the foundation under everyone still hanging on. That is why a slow trickle of foreclosures can turn into a fast cascade if pressure keeps building. We are watching that pressure build right now.

NOW, ABOUT LOS ANGELES COUNTY
LA County has not topped the national foreclosure charts yet, but the pipeline behind those numbers is filling up fast.

▪️ Nearly 1,000 properties hit with Notices of Default in the past 2.5 years
▪️ California ranks 3rd in the nation with 7,985 foreclosure starts in Q1 2026
▪️ Completed foreclosures in California up 15 percent year over year

Why LA is uniquely exposed:
After the early 2025 wildfires, major insurers stopped renewing policies across huge parts of the county. Homeowners pushed onto the state FAIR Plan are paying hundreds more each month for less coverage. Property tax bills climbed alongside pandemic-era home values. Families who bought near the peak in 2022 or 2023 are carrying costs far above what they ever budgeted for. Pre-foreclosure filings are a leading indicator. In California, the foreclosure timeline runs 6 to 9 months from first missed payment to trustee sale. Today's pipeline is tomorrow's headline. And once the dominos start falling in a neighborhood, they fall faster.

This is not 2008, but with oil pressure baked in long-term and the safety net shrinking, the squeeze is not letting up.
