A RARE OPPORTUNITY FOR BUYERS?
The Los Angeles real estate market is notoriously hard to break into. It showed signs of stability and a healthy trajectory earlier this year when mortgage rates hit recent lows in February. However, rates have since spiked to their highest levels since last Fall. Geo-political conflict and economic unpredictability are currently hampering the market, but we believe these conditions present a rare buying opportunity.

Based on our team’s professional experience dating back to 1999, the local market has only experienced price declines or significantly suppressed competition a couple times: during the 2008-2009 recession and the 2020 pandemic shutdown. Buyers who acted during those periods encountered fewer competing offers and secured properties at reduced prices.

Historically, these buying opportunities do not last long in Los Angeles. Following the Great Recession, government stimulus incentives and increased demand led to the return of multiple offers and rising prices. After the pandemic shutdown, the market bounceback was immediate and robust. Local values generally leveled off after peaking in 2021, and we are now seeing price declines in several areas. Current conditions suggest that purchase deals could be out there for willing and able buyers.

A brief overview of buying and selling real estate in CA, in light of the recent MLS and broker compensation rule changes per the N.A.R. settlement agreement:
- Broker/ agent commissions are negotiable
- A seller may or may not choose to offer buyer's agent compensation

If a seller does not choose to offer buyer's agent compensation, several scenarios could happen:
- Buyer's agent could present an offer asking seller to pay the buyer's agent compensation anyway (seller has the opportunity to say yes, no, or negotiate)
- Buyer could ask seller to pay for some closing costs to help offset expenses in order for buyer to buyer to compensate buyer's agent/ brokerage
- Buyer could be responsible for paying buyer's agent/ brokerage compensation

Before any work with buyers is performed (property showings, presenting offers, etc.) a buyer/ broker representation agreement must be signed.

A Realtor's job is:
- To be a market expert
- To negotiate on behalf of their client (fiduciary duty)
- To guide, advise, and protect their client throughout the buying or selling process
