We had the pleasure of having Richard Holt represent us, in both a buying and selling transaction. Richard is always thoroughly professional and innovative. His ability to foresee our needs and to act without being spoon fed was instrumental in our being able to find the perfect home we were looking for and then, due to the fact that we found out we had to have my wife's mother come to live with us, to then be able to sell it quickly. We never felt pressured by Richard to buy or accept an offer. He presented the facts and allowed us to decide. Richard's tireless effort on our behalf to find the home of our dreams (over many weekends) was remarkable.With often little warning that we were coming from the central coast,he drove us all over Simi Valley, Conejo, Newberry Park, Camarrillo, Ventura, Chatsworth, Valencia, Porter Ranch, West Hills and more. Each time, he listened to our commentary and refined his search for us, allowing us to narrow the area of interest. Finally, when we did find the place we wanted, he provided expert advice on how to proceed. When we notified him we wanted to sell the home he had just found for us, only months before, he immediately laid out his marketing strategy and started the process with a preview for the brokers in the area and then he had an open house, which he displayed an unusual approach to open houses (not just directions to get to it but innovative signs to stimulate interest). The preview and open house were successful in that we had a lot of interest immediately (not to be expected in this tight market). Richard said you have a great house here but there is one thing wrong... The garage floor was not finished and in fact was not in good shape. We were busy with my wife's Mother and could do little about the garage floor at that time. Richard volunteered to finish it himself and he did a great job.& Only a week after he finished the floor, we had an offer on the house with a proposed 30 day escrow. Since we had not yet completed negotiations for our next house we had to delay that to 45 days. So, all in all, Richard Holt is a dynamic, innovative, hard working Realtor who will be a tremendous asset to you, whether you are buying or selling real property.
