Can Woodland Hills help save Hollywood—or is this money down the toilet? 🎬🚽
Cinespace transformed the former Catalina Yachts factory into a 180,000-square-foot production campus with six new soundstages.
The strange part? Existing Los Angeles soundstages were only about 62% occupied.
Cinespace is betting that LA will remain the place where projects are greenlit, crews are based and Hollywood decisions get made—even as productions continue heading to the UK, Canada and Australia.
California is betting alongside them, expanding its film and television incentive program to $750 million annually.

Fry’s Electronics Is Gone… But What’s Replacing It?

Everyone remembers shopping at Fry’s Electronics on Canoga Avenue. But the iconic Alice in Wonderland-themed store is gone, and a massive mixed-use project is set to take its place.

The approved District at Warner Center development is planned to bring 852 apartments, a 204-room hotel, retail space, restaurants, offices, and more than 1.1 million square feet of new development to this nearly 9-acre site—making it one of the biggest transformations happening in Warner Center.

I visited the site to show you what’s there today, what the future could look like, and why this project could completely change this part of Woodland Hills.

Something is living on this 1,280-acre desert property…

Payam occasionally asks me to help market something outside my usual real estate lane.

This time? Two massive 640-acre parcels totaling 1,280 acres in the Mojave Desert near Boron, California.

Barren. Unforgiving. Massive.

So my 8-year-old marketing consultant said: “It’s boring… but what if there were unicorns living there?”

And here we are.

LAUSD tore down TWO former West Valley elementary schools… but years later, both lots still have no clear ending.

At the request of my audience, I went to investigate:

📍 Former Highlander Road Elementary
23834 Highlander Road, West Hills, CA 91307

📍 Former Oso Avenue Elementary
5724 Oso Avenue, Woodland Hills, CA 91367

Highlander was once tied to a proposed Hale Charter Academy Visual and Performing Arts campus — then that plan was put on hold.

Oso was once floated as a future gifted arts-and-tech campus — then it got pulled into a much bigger debate over vacant public land, school district property, parks, employee housing, and homeless housing.

So now the question is simple:

What should LAUSD do with these old school sites?

Rebuild schools? Create parks? Build teacher housing? Sell the land? Or something else entirely?

42-Story Towers in Woodland Hills?! Warner Center May Never Look the Same

A massive new proposal at 6400 Canoga Avenue in Woodland Hills could bring four high-rise towers to Warner Center — including one reportedly reaching 42 stories.

The plan calls for thousands of residential units, mostly senior housing, and it could become one of the biggest skyline-changing projects the San Fernando Valley has ever seen.

Warner Center has already been changing fast — Rams Village, new apartments, old office sites getting reimagined — but this would take things to a whole different level.

So what do you think: is this the future Warner Center needs, or is 42 stories in the Valley completely insane?

L.A. Just Opened the Door to 9-Story Apartments Near Homes

Could L.A. neighborhoods near Metro stops be completely transformed?

California’s SB 79 could allow much taller housing near major transit stops — including up to 9-story apartment buildings within 200 feet of certain Metro subway stations like the B Line and D Line. That means parts of Los Angeles near subway stops, light rail, bus rapid transit, and dedicated bus lanes could see major zoning changes, higher density housing, more apartment development, and potentially huge shifts in property values.

If your home, condo, or investment property sits inside one of these transit housing bubbles, the value equation may change fast. Some properties could become more valuable as redevelopment land, while others may face more construction, more density, more competition, and a very different neighborhood feel.

This is one of the biggest zoning stories in Los Angeles real estate right now — especially for homeowners near Metro stations, transit corridors, and future development zones.

This Empty Woodland Hills Lot Has a Secret

That giant paved-over lot on Shoup across from the Woodland Hills Recreation Center? It used to be Collins Street Elementary School — and the reason it was torn down involves asbestos, lead paint, and a very expensive cleanup problem.

Now LAUSD plans to turn the 6.5-acre site into affordable housing for LAUSD employees only, built by a private developer instead of using taxpayer dollars for construction.

Smart use of vacant public land… or should something else have gone here?

A.I. Killer Deal or Deal Killer?

A buyer used ChatGPT to analyze the house.
The seller used another AI tool to justify a higher price.
Both got completely different answers… and both were convinced they were right.

Here’s the problem with using AI like ChatGPT, Claude, Gemini, or Perplexity to appraise real estate: these LLMs are designed to give coherent, persuasive answers — often based on how YOU frame the question.

That’s not the same thing as understanding a real estate market.

AI doesn’t know:

* hidden concessions,
* buyer psychology,
* unpermitted remodels,
* hyper-local neighborhood nuances,
* or why two “similar” homes can sell hundreds of thousands apart.

Even recently talked about seeing similar issues in negotiations.

AI is an incredible tool. But using it as your only pricing strategy in luxury real estate can get expensive fast.
