May 2026 Westside LA Market Report is live.

Five neighborhoods. Five very different stories.

Santa Monica had 30 closings at 100% of list price. Sellers are holding firm and momentum is building heading into summer. North of Montana had two homes close above 120% of ask this month alone.

Brentwood is carrying the most inventory on the Westside right now with 113 active listings. Buyers above the $10M threshold have real leverage. The month’s highest sale hit $31M.

Pacific Palisades is the most patient market we track, averaging 84 days on market, but well-positioned product is still finding its buyer. The steepest price per square foot of all five markets at $1,835.

Venice has options right now. 40 active listings and 4 closings means buyers who’ve been priced out of Santa Monica have a real window.

Mar Vista is the fastest moving market on the Westside two months running. 34 average days on market. 11 closings. 98% of list. The data keeps pointing here.
