Everyone says that cash is king, but that isn’t always true. 👀

After negotiating luxury real estate for over 20 years, I’ve seen financed offers beat cash. Why? The buyer was willing to offer shorter terms, faster timeframes, and shorter contingencies.

Sometimes it’s just giving the seller more confidence that they will close. A cash offer is very attractive, but it’s not the only thing that matters. Every negotiation is different.

That’s why a great agent just doesn’t compare the numbers. They compare the entire offer. If you were selling your home today, would you choose automatically the all cash offer?

Whether you’re a business owner, a freelancer, an entrepreneur, or a content creator, you absolutely can buy a house! The biggest difference is lenders usually want more documentation. That means tax returns and bank statements. They’re going to want proof of consistent income and a history that’s showing your business is stable.

One of the biggest misconceptions in real estate is that the seller always accepts the highest offer. 👀

I’ve seen sellers except lower offers, because they believe that that offer actually had a better chance of closing. Sometimes it’s about cash vs financing, and sometimes it’s about the closing date that fits the seller’s plans a little better. Sometimes it’s just the confidence they have in that lower offer.

A buyer who is prepared, organized and confident just might have a better chance than a higher offer on paper. The best offer isn’t always the highest offer. It’s going to be the offer that gives the seller the best chance of certainty.

That’s why negotiating isn’t just about the price. It’s understanding what matters most to the other side. Would you choose the highest offer or the strongest offer?
