How many times have you scrolled straight to the bottom of the 20-page Terms & Conditions and clicked 'I Agree' without reading a single word? 🙋‍♂️

Next time you come across this, copy the whole document, paste it into your favorite AI (ChatGPT for example: https://chatgpt.com/), and ask it to "Summarize these terms and conditions and highlight any red flags".

I found some interesting ones in a men's soccer league I signed up for:

Negligence (Section 2 & 5): You explicitly assume and accept all risks, even if those risks arise from the negligence, acts, or omissions of ###XX or the Program Organizers. ⬅️ So you totally screw up, I get hurt, and it's on me.....🫤

Congrats to my amazing, patient, and ultra-resourceful first-time home buyers!!!

This was a tricky one:
Conservatorship ✅
Unexpected need of license to sell ✅
2 month closing delay ✅
Seller offered a concession ✅
Buyer's financing changing from conventional to FHA during the process ✅
Seller almost walking ✅
Buyer offering back the concession ✅
Buyer had to be allowed to paint the entire exterior of the house in order for their loan to be approved ✅
Taking 5+ hours after signing closing docs for the property to go on record ✅
Buyers had to break into their house the day they went on record ✅
Happy home buyers (amazingly) ✅
