A small dip, but a real one.

After climbing since late August and holding at 7.40%, the average 30-year fixed rate eased to 7.32% this week (Freddie Mac, week ending Oct. 22). Daily pricing moved the same way, to about 7.30% on Thursday.

On a $400,000 loan, that is about $2,748 a month in principal and interest, roughly $22 a month less than last week. Not a windfall. A window.

Here is why it matters on the North Shore: Essex County still has 2,597 homes for sale, a median listing price of $740,723, and a median of 39 days on market. You have choice right now, and for the first time in two months, the rate moved in your favor at the same time.

If you have been waiting for a sign, this is not a siren. It is a door cracking open. Let’s look at real numbers for your price range before it closes again.
