A dead bulb can look like a wiring issue. Swapping them out helps avoid unnecessary “electrical concern” notes.

2. Clean out gutters & extend downspouts
Clogged gutters and short downspouts often lead to water stains, foundation moisture, and inspector callouts. A 10‑minute fix prevents a big red flag.

3. Install or test smoke & CO detectors
Missing or non‑working detectors show up on almost every report. Fresh batteries and properly placed units make your home look well‑maintained.

Test the furnace before the first cold snap.
Check carbon monoxide detectors and smoke alarms.
Inspect the fireplace/chimney if used in winter.
Verify that the home’s CO vents are clear and unobstructed.

Plumbing & Water Systems
Disconnect hoses and shut off exterior spigots.
Check for slow leaks under sinks and around toilets.
Inspect sump pump operation — fall rains + clay soil = heavy demand.
