You may have noticed that, from time to time, I post an article or video that I feel is relevant to the Real Estate Market in Michigan and the West Michigan area. "What's behind the Riley Memorial Open Bass Tournament
In 1952 George Riley purchased 40 acres on the Martiny Chain of Lakes, specifically on the edge of the lake known as Boom lake which is part of that chain. At the time this area was little more than a river scattered with various size ponds, but the fishing was good and Riley's Resort was born. Later a subdivision named Riley's Manor was also developed. Wi******er Dam was completed in 1953 which effectively created a flooding project and provided lakes and channels where there was once a river and ponds previously used for logging.

In just a few years there was talk and consideration at the State level to remove the dam and lower the water levels back to where they were previously. This was met by many unhappy people who had already developed resort areas and homes on the shore lines and banks of the Martiny Lakes as well as various channels. A group emerged to stand against the draining of the flooding project: Elmer Lackie, George Moorman, Mort Neff (the original Michigan Outdoors Host), George Riley, Rolland Green and others. The movement was successful in preventing the project from being drained and therefore you now have what is presently found on and around the project known as the Martiny Chain of Lakes. Now let's move forward to the early 1980's when bass fishing started becoming so popular. Bass fishing was new, and fishing tournaments were met with much skepticism and few welcomed the new sport to their shores. By this time Gary Riley had assumed ownership of the property from his father George. He, his father George, and brother Bill continued to improve the property and were some of the first to welcome the bass anglers with open arms. Many tournaments have been held on these lakes since the early 80's and this is still the only resort on the chain that welcomes such. Russell Riley was the third generation to assume the property and after 37 years the family eventually sold to Harley & Beverly Spicer. The Spicer's operated their business (known as Spicer's Landing), for a number of years and upon retiring sold the property to Tom and Sue Shooltz who also renamed the property to Shooltz's Landing.

George Riley passed away in 1982 and his son Gary passed away of Pancreatic cancer in 1983 at the age of 47. A second son to George and brother to Gary, Bill Riley passed away several years earlier from a massive heart attack at the age of 49. In 2013 a dear friend of the Riley's by the name of Doug Hannon (also known as ESPN's The Bass Professor), passed away, and the decision was made to honor him as well for his contribution to Bass Fishing and angling in general. Doug was a Member of the Bass Fishing Hall of Fame, Fresh Water Hallof Fame, Saltwater Hall of Fame, conservationist, TV host, writer and so much more. And there you have the short version of how and why in 1984 Gary's son Russell and a handful of close friends held the first Riley Tournament in honor of the three men who fought for, worked for and idolized their own little part of heaven, which of course was also part of the Martiny Chain of Lakes. You now have the short version of how this tournament came to be and any why it exists. This tournament is to honor the great individuals mentioned above, outdoorsmen of all kinds and most importantly the anglers who continue to make it a dream come true.

NOTE: The Martiny Chain of Lakes has always been considered a grand hatching ground for largemouth bass as well as many other species. The lakes have more back water than they do fishable water, and therefore just because it is a great hatchery does not mean it will always be great fishing, as many of our anglers are fully aware of. However: It is always a great time, great comradery and a chance to meet new friends and share some fishing stories. How long this annual event will take place I am not sure, but hopefully at least as long as there is still a breath in my body and a few anglers willing to fish and enjoy what the good Lord has provided."

Is This Your Situation: Shopping for a Home Mortgage


For most of us, shopping for a new home also means shopping for a home mortgage. In both exercises, you'll want to be a smart shopper. Working together, we can find a house you'll love. And while it's not likely you'll actually "love" your new mortgage, here are 6 secrets to make sure your financing needs and the lender you're considering are a good match.

1. Mortgage Pre-Approval
A no-cost, no-obligation pre-approval before you start house hunting can save you big time. The seller knows you're a "cash buyer" and may favor your purchase offer over another. Find a lender who offers pre-approval. That's not the same as "instant approval," which is often an approval loaded with qualifications. Nor is it a how-much-can-I-afford "pre-qualification" estimate, which doesn't give you the same bargaining clout.

2. Quick Loan Processing
Some lenders offer actual mortgage approval in just 5 to 7 days, and electronic underwriting is sometimes even faster. Ask about it. This quick turn-around could get you to settlement sooner, which may make you the most attractive potential buyer to your seller and may mean less time in temporary housing.

3. Flexible Underwriting Guidelines
Some lenders count the earnings of a spouse who doesn't yet have a job in the new location but has at least a two-year work history. That kind of flexibility may make you eligible to purchase the home you want.

4. Variety of Mortgage Products
Perhaps you'll do best with a short-term mortgage or an adjustable-rate loan or two-step plan. Find a lender who offers a selection of mortgages and even unique mortgage products that suit your situation best.

5. Rate-Lock Options
Find out what rate-lock options are available from the lender. The shorter the lock time, that is, the less time between when you agree on a mortgage rate and when you actually go to settlement—the lower the interest rate you'll have to pay.

6. Negotiable Lender Fees
Go to a lender whose fees are reasonable. Question extra charges, such as a "commitment fee" or "underwriting fee" or "processing fee." Mortgage lending is competitive and lenders often will negotiate fees to get your business.

8 Organizing Tips to Make Your Mudroom Into a Stylish Foyer


If your entryway or mudroom is a huge eyesore when you first walk in the door, you may want to consider reorganizing it to fit the aesthetic of the rest of your home. Keep reading for some simple decorating and organizing hacks that will boost the style and utility of your entryway.

Cubbies (with doors)

Lots of people, whether or not they have kids, install cubbies to help keep things organized. Each person in the family gets his or her own cubby, typically installed against a wall, where each can house shoes, jackets, hats, etc. While most homes have open cubbies that expose the contents, it’s advisable to install doors so that when the cubbies get messy, you can simply close the door and hide the clutter.

Install a unique overhead light for style that won’t take up extra room

A major reason why entryways stand out from the rest of the house is that they lack style. Don’t treat your mudroom only as a utility room. Make sure to add touches of style so that it fits with the rest of your home. Mount a unique overhead light that will brighten up the space and add a touch of flair. A ceiling light is a great idea because it won’t take up any extra space.

Hang a mirror to create the illusion of more space

A great way to create the illusion of more space is with a mirror. Find a rather large one, if you can – preferably one that takes up one entire wall. If you can find a mirror with an interesting frame that fits your personal style, all the better. A large mirror will make your entryway seem more spacious as well as stylish.

Install durable flooring that goes with the rest of your home

No matter how much you jazz up this room, a mudroom should still be used for its main purpose: as a place to shed your outdoor gear and store items. That being said, you want to pick a flooring that is durable but flows with the rest of your home. Stone, slate and tile are all sturdy materials that come in a variety of colors that make it easy to match the aesthetic of the rest of your home.

Hanging files for kids’ school papers and everyone’s mail

If you have a large family, this tip is especially important. Mail and school papers can get out of control, not to mention lost, if you don’t have the right filing system. Hang individual metal file boxes on the wall for each member of the family. When members of your family come home, they can place any loose paper or mail in their personal file.

Build a hidden shoe rack

No mudroom is complete without a shoe rack, but it can often be a breeding place for mess and clutter. Similar to the cubby door trick, install a shoe rack and a sliding door at the bottom of the cubbies. That way, when guests come over, you can close off the mess easily.

Protect your walls with wainscoting

If you’re worried about the walls in your entryway getting damaged by kids or pets, installing wainscoting is a great protective measure. It’s a little more labor-intensive and time-consuming than the rest of these tips, but it can save you from making constant repairs to your walls in the future.

Make a style statement with hooks

A quick and easy way to add style to your mudroom or entryway is by mounting wall hooks that reflect your individual style. You could choose shabby-chic, whitewashed hooks or something more modern, like an industrial-style steel-and-wood-mounted hook.
