Most sellers are still thinking they’re in the market they bought in — and that mindset is costing them.
Here’s the reality: you’re probably not selling in the same conditions you purchased in 3–7 years ago. Across the country, very few markets look anything like they did back then. That means pricing, expectations, and strategy all have to shift.
The biggest mistake I see sellers make is relying on the wrong guidance — or worse, outdated guidance. Your agent should be in the numbers every single day, not guessing, not hoping, and not “winging it.”
And here’s a hard truth: roughly half of agents in the U.S. didn’t close a transaction last year. Statistically, there’s a strong chance you could end up working with someone who isn’t actively producing in today’s market. That’s why choosing the right agent matters more than ever.
Look at the data. Look at the track record. Look at who is actually positioned to get your home sold - not just listed.
