I’m looking for **25 beta testers** to help test a new real estate valuation tool I’ve been building called **Mosaivra AI**.

Mosaivra AI is designed to give real estate agents and investors a fast property reference in the field. It combines public property data, location information, market and economic conditions, and other relevant factors to generate an estimated property value and a quick snapshot of the information surrounding the property.

The tool is currently in its testing and model-tuning stage, which is where I need some help.

I’m looking for real estate agents, investors, appraisers, and others who are familiar with property values—especially in the Billings and Yellowstone County area—to test properties they already know.

After reviewing a property, you’ll be able to tell me whether the estimate is **too low, about right, or too high**, along with what value or range you would expect.

That feedback is important. It will be used to evaluate the model, identify where it is getting valuations wrong, and help **train and tune future versions of Mosaivra AI**.

The goal is not to replace an appraisal, CMA, or professional judgment. Mosaivra AI is intended to provide a fast, data-driven starting point when researching or evaluating a property.

Every week another client asks some version of the same question: "Can we just start using AI?" The honest answer is usually "yes, but you'll waste money and trust if you don't know what you're starting from." That's what an AI readiness review is for. It's the diagnostic that comes before the roadmap — and skipping it is the single biggest reason AI initiatives stall six months in.

Here's what a proper readiness review actually covers.

# # 1. Data Foundation

No AI initiative survives bad data. This part of the review looks at:

- **Where data lives** — systems, silos, spreadsheets nobody admits exist
- **Data quality** — completeness, consistency, duplication, staleness
- **Access and structure** — is it queryable, or trapped in PDFs and someone's inbox?
- **Governance** — who owns it, who can change it, is there any lineage tracking?

- Who will own AI tools day-to-day
- Change management appetite — has this org adopted new tools successfully before?
- Training needs before, not after, rollout

# # 5. Governance, Risk & Compliance

- Regulatory exposure (industry-specific: healthcare, finance, legal all differ significantly)
- Data privacy obligations tied to any AI use case
- Need for human-in-the-loop review on high-stakes decisions
- Vendor risk if using third-party AI tools

# # 6. Use Case Prioritization

Every review should end with a **ranked shortlist**, not a wishlist. Good prioritization weighs:

- Business impact vs. implementation difficulty
- Time to value
- Dependency on other unfinished work (e.g., don't automate reporting if the underlying data is still a mess)

I am excited to share that I have officially earned my MIT Professional Certificate in AI & Data Science!

This achievement represents months of dedication and continuous learning. The program included a month of prerequisite preparation followed by four months of intensive coursework, during which I invested approximately 20–30 hours each week studying artificial intelligence, machine learning, deep learning, data science, and completing hands-on projects focused on solving real-world problems.

This milestone further strengthens the foundation of Hegenbart Dynamic Solutions and my mission to help individuals, professionals, and businesses leverage AI to solve complex challenges, improve decision-making, streamline operations, and create new opportunities.
