This is one of those terms that can make a big difference for buyers 👏

A seller concession is when the seller agrees to cover part of the buyer’s closing costs- things like loan fees, title costs, or prepaid expenses. Instead of the buyer bringing all that cash upfront, some of it gets covered within the deal.

It’s especially helpful for buyers trying to keep more money in their pocket after closing… which is usually when expenses start adding up fast 😅

These aren’t always guaranteed, but in certain markets or negotiations, they can absolutely be on the table.

Selling your home can feel really personal… but it’s important to remember that it’s not 👀 Buyers might point out flaws, make lower offers, or walk through your home and not connect with it at all 😅 And while that can feel frustrating, it’s not a reflection of you or how you’ve cared for your home. Buyers are simply trying to figure out what works for their lifestyle, their needs, and their budget. The more you can separate emotion from the process, the easier it becomes to stay objective and make smart decisions along the way. Because at the end of the day, it’s a transaction and not a judgment 💛

You’ll hear this number a lot… but it doesn’t always mean what people think 👀

Price per square foot = the home’s price divided by its total square footage

It’s often used to compare homes—but here’s the catch 👇

Not all square footage is created equal 😅
👉 Location matters
👉 Layout matters
👉 Upgrades and finishes matter
👉 Even ceiling height and natural light can play a role

So two homes with the same price per square foot can feel completely different in value.
