Although mailers and press releases from the Montana Department of Revenue have been going out for several months now, it has come to the attention of the REALTOR community that many people have not verified their Montana Homestead Tax Exemption status. The risk with non-enrollment on an eligible property could result in your property taxes almost DOUBLING for 2026. Most importantly, the deadline is March 1st, so enrollment is only available until midnight this Sunday.

This exemption is for primary residential residences, as well as long-term rentals up to 4 units.

Many homeowners are automatically enrolled to receive the Homestead Reduced Tax Rate, including homeowners who received a property tax rebate in 2025 and still own and live in the home for at least 7 months in 2026. HOWEVER, there have been cases where someone was enrolled for the last rebate, and their status was not enrolled for the Homestead automatically.

If you are pretty sure you should already be enrolled, PLEASE double check your enrollment status at this site now:

You will need to enter your property's 17-digit geocode (repeat the process for each long-term rental you own). Choose how you want to apply for the Reduced Property Tax Rate for a principal residence or a long-term rental. Applications must be submitted by March 1, 2026 to be considered for the 2026 tax year.

Here is how the market changed last month. Activity was up compared to December of last year. More accepted contracts and closings lowered the market's months supply of inventory to the lowest level for a December since 2022. With unusually warm weather this winter, activity has remained high on new listings. I anticipate an especially busy January as well!

While there was a significantly sharp increase in supply in Fall of 2024, this year's seasonal increase was not as high. The median sales price raised over the month before, but it seems home prices on average have remained somewhat stagnant. With a typical booming Spring, it remains to be seen if attractive financing offers rolling out from the State of Montana and lenders will increase values overall next year. As always, I will be keeping a close eye on how the housing market continues to evolve in Billings.
