Missing window screens. Every single time. Nobody knows where they go.

A few days before your final walkthrough, I meet the project manager on site and we do our own punch list first. Paint, doors, screens, every detail that's easy to miss when the whole crew is focused on finishing the house.

Goal is simple. You walk in and can't find a single thing wrong.

A younger agent at my office reminded me why I love this job.

Where's underwriting at? Where's the appraisal at? What do we get ahead of before it becomes a problem?

A smooth closing isn't luck. It's two people on the same side, communicating.

A deal fell apart on me this year.

Good news: I had a backup buyer already warm.

Once you're under contract, most people think the work's done. It's not. I'm still watching inspections, appraisals, every deadline that can wobble.
