Spent 71 hrs in the last 6 Days working on this remodel…..the people that lived in before were dirty and hoarders, so just a lot of little things needed to be done. House was built in 2005 so we ended up updating almost everything.

It was Fun having a vision of how you want it to look and then seeing the end result after putting in the time and work.

Stupid graphs like the Blue one below is misleading information and is why there are folks who are educated on Real Estate & Mortgages go online and leave comments on Media outlets like,

"Montana was great until all these Califorians moved here and drove up house prices," OR "Sellers are being Greedy and Price Gouging Buyers, I remember when I could buy a House for $3!"

Here's why that Blue Graph is Misleading......

Minimum Down Payment:
For a Conventional Loan- 5%
For an FHA Loan (government backed)- 3.5%

Avg Home Price in State of Montana= $529,000
Avg Home Price in Billings,MT= $397,515

Soooo.....minimum downpayment (Conventional):
Avg Home in Montana ($529,000 x 5% = $26,450)
Avg Home in Billings,MT ($397,515 x 5% = $13,913)

Whoever decided to make this Blue Graph decided that the Average American puts down 14-15% on a house.....which is KIND OF True....buuut what they are not saying is that First Time Buyers put down on a Median Scale puts down about 5-6%, while Repeat home buyers put down 15-17%...and thats because, in most cases...they sell their first home and their equity allows them to have a bigger down payment for their next home.

And to be honest, I don't know why I just spent the 34 mins researching and ranting over a frickin info graph......maybe the stereotypes are True about Asians...I do Love Math...but also I'm a good driver so idk...If you read this far Congrats and thank you for letting me Vent!

Congrats to these First Time home owners!

It was a pleasure to help someone who is also a Rocky Mountain College, Billings Senior Broncs, Lewis & Clark annnd Broadwater Elementary Alumni. The Sellers were kind enough to help them to buy down their rate and help with closing cost.

Been slacking on Celebrating my clients lately so...
Congrats to the Trapps on closing on their First Property today.
When we first chatted, we talked about how your first property usually isnt your forever home & it should be looked at as more as an Investment. So the Goal was to "House Hack" (live in one part and rent out the other to supplement the mortgage)

I helped them identify a property and ran numbers for potential rent income & Sweat Equity Growth and got their offer accepted with the Seller giving them money to Buy Down their rate. Super proud of them and I appreciate the Trapps putting their trust in me & guiding them through the process. Their future is looking bright!
