I get it… everyone wants to leave room to negotiate but here’s what actually happens:
it sits.
and sits…
and then you end up dropping the price just to get people interested
meanwhile your days on market keep climbing and buyers start thinking “what’s wrong with it?”
and that’s when the low offers start coming in 😬
