🏔️ This photo is from a trip I took to Alaska, and it reminded me a lot of today's real estate market...

When you're standing at the bottom of the mountain, you can't see what's happening on the other side.

Real estate is the same way.

The market statistics we talk about today are actually looking backward. By the time a home closes, the buyer and seller likely agreed to terms 30–60 days earlier. That's why it's important not to make today's decisions based solely on yesterday's data.

📍 The numbers below are specific to the Harrison County, MS real estate market and may not reflect conditions in neighboring counties or other parts of the country.

Here's what I'm seeing:

📈 Home values have remained strong.

⏳ Average CDOM (Cumulative Days on Market) has increased from 63 days last year to 79 days today.

CDOM measures the average time from when a home is listed until it closes. In other words, transactions are taking a little longer to move through the pipeline.

That doesn't mean the market has stopped—it means expectations have shifted.

Market reports tell us where we've been. Conversations about your goals help determine where we go from here.

That's why I don't believe in cookie-cutter advice.

Every buyer and every seller has different goals, timelines, and priorities. The best strategy is one that's tailored to your specific situation, not whatever headline or statistic is making the rounds this week.
