Days on market have increased β¬οΈ since last month by four days, and average sale price has dropped β¬οΈ by ten thousand over the last month. We have a lot of inventory. But most homes are priced higher, making it more difficult to find a deal. It's becoming more common for sales to fall through, and for it to take more than one buyer to submit an offer to get home to the actual closing table. This is where having an agent represent you can help you make it through this challenging real estate environment that we find ourselves in. Because home prices have gone up. People are expecting more when they buy.Because it's costing them more. This is where having an agent enables people at opposite ends of the purchase to come to a resolution to keep the sale moving forward. That's what we're here for. One of the aspects of being a is and especially preventative maintenance. For example, we had this dead tree in our yard, and one of the limbs was hanging over the roof of our house. To avoid it rotting and falling on the house. We preemptively decided we needed to cut it down. We did price it out with local tree cutting companies, but the price was multiple thousands of dollars... We have an axe, an electric chainsaw, and a tow rope.... so we decided to give it a try ourselves. We tied a rope high up on the limbs and attached it to our truck, pulling in a direction opposite of the house. Caleb cut a hinge piont in the front of the tree and started cutting towards the back with gentle pressure from the truck. We were able to guide the tree limb to fall away from the house. I didn't get a video because I was the one in the truck. But it was a thing of beauty π π³ πͺ I feel like Caleb was a and we should have been wearing plaid. Now that it's cut, it's time for clean up, and a bonfire.

July's sales report is in. Sale prices are down by another half a percent from last month. And down 3% from this time last year. But they are selling on average, about 4 days faster than last month, and we still have good inventory over 2000 homes to choose from. The number of sales each month are holding pretty steady in the 500s, which is good news for the market, showing buyer confidence. In my professional experience, it's still at times taking several offers before a home actually makes it to the closing table with higher financing, and with that, buyer expectations are higher. Makes sense....If you're paying more, you expect more. I'll be taking some time to talk with y'all about the new real estate rules that went into effect on saturday. Stay tuned for that.

This one went under contract In 11 days after 14 scheduled showings. Several of which were repeat, showings, and a few canceled, showings. Marking makes all the difference... You have to get the house seen in order for people to buy it.

Last month's market stats are in. We have almost twice as many homes available for buyers to choose from than we did last year. And home prices are holding steady... down β¬οΈ two percent from a year ago, but still remaining within the same range. It is taking a little bit longer for homes to sell, but the number of homes π‘ selling has also risen β¬οΈ because there's more to choose from. It can be difficult for buyers to find a home when there's a lack of options. Thankfully, sellers are starting to get their homes ready to put on the market. It was becoming more common for deals to fall through as of the spring of this year because of financing. The jury is still out on how these summer months are going to play out. Stay tuned for more updates. And I will keep you posted on any market shifts that come to the that we find.
