This deck was as bouncy as a trampoline. All the joist hangers were rusted out on one side causing the joists to sag and bounce.

We pulled off the decking and replaced all the joists and also added proper flashing to prevent rot in the future.

We then replaced all the decking and the railing cap to make a safe and great looking deck!

PSA to all homeowners with a home warranty. I was contacted by a home warranty company (based out of state) to diagnose an issue with a broken faucet. There were multiple issues with the drain and faucet.

I submitted my diagnosis and cost estimate to the company who subsequently said to
"fix it with cheaper parts so it lasts six months so they are not responsible for it and they can charge the customer when it breaks again and I get more work."

I refused to do this and they continued to laugh and argue about how it's "good business for me." I stated I would fix it correctly or not at all.

I went back to the customers home and told them what they had said. They were of course upset about the situation. I offered to provide an estimate to do it independently through my own company.

So just a heads up to my neighbors to watch out for some of these home warranty companies who don't actually care about you or your home.
