I’m pleased to announce a new program at RealtySouth. It’s called RealtySouth Heroes and is our way of saying thank you to the brave men and women who serve our local communities. We currently assist first responders, military personnel (past and present), healthcare works and educators. We are offering a credit equal to 20% of the transaction side commission. According to the NAR, 37% of contracts fall through because of repair issues sellers could have addressed before listing their property. ⁣

PSA everyone! If you’re thinking of selling this spring, don’t let that happen to you! Here's how:⁣

Meet with an agent who knows your neighborhood and zip code. Allowing them to do a quick walkthrough could save you piles of cash.⁣
If recommended, schedule a pre-sale inspection. Then you'll know precisely what needs to be addressed from a functional standpoint.⁣
Invest in repairing major systems first. Think HVAC, plumbing, roofing, foundation, or electrical issues.⁣
Once your home’s major systems check out, move to aesthetics. Here’s where your agent’s advice is literally gold! When in doubt, always remember, if there’s one room that needs to impress buyers, it’s (still!) the kitchen.⁣
If there’s time, money, and a little elbow grease left, paint what you can and zero in on curb appeal.⁣

An appraisal contingency is a clause included in a purchase contract that allows you to back out of a contract if a home is appraised for less than the purchase price. ⁣

As a buyer, you should never waive an appraisal contingency UNLESS you've talked with an agent you trust, and you believe you'll need to waive it to have your offer accepted; even then, it’s risky.⁣

It's my responsibility to protect and educate my buyers during the homebuying journey. Encouraging them to include an appraisal contingency in their offer is just one of the many ways I can make good on that promise. ⁣

As you look around, you’re wondering how in the world you can get your home looking its best for all those showings. Answer = Staging! Here’s why—and when—you should stage your home:⁣

It makes your listing photos more appealing to buyers. And you know, your listing is your first “showing.”⁣
It allows buyers to more easily picture themselves living in your home.⁣
It increases your home’s value. According to the NAR, 23% of buyer’s agents said that staged homes increased the dollar home value offered between 1-5%, compared to other homes that were not staged.⁣
If your home is outdated, overly cluttered, or needs repairs (that you don’t have resources to address before selling), staging can help divert a buyer’s attention.⁣

The best time to stage your home is BEFORE it hits the market. If you reach out as soon as you know you want to sell, we can easily factor staging into your selling timeline. ⁣

One more thing — not every home needs professional staging. I’d love to share some tips and tricks I’ve picked up over the years that will help you get your home ready. It may be way simpler than you think. ⁣

Longing for more daylight hours and beams of sunlight to pour through your windows? While spring isn’t here quite yet, lighten things up with these design tricks meant to boost your home’s natural light.⁣

Replace outdated wall art or photos with mirrors. Mirrors are a great way to reflect natural light and make a space feel lighter and airier.⁣
Consider “86ing” your window coverings. If privacy isn’t an issue, remove your blinds and shades and see how you like it. If it doesn’t work, no big deal. Just rehang them. If you do use coverings, go with a sheer or lightweight fabric.⁣
Use bright interior wall and ceiling paints. Nothing is more brilliant than white. But if you can’t go that bright due to kids, pets, or some neat-freak tendencies, check out whites with other color tones like Benjamin Moore White Dove or Classic Gray or Sherwin Williams Alabaster.⁣
While we’re talking paint, choose a glossy finish over eggshell or matte if you really want some shine. The gloss will have all your light (natural and artificial) bouncing around the room morning, noon, and night.⁣
Consider large wall art. A large painting or print can fill up a blank wall, plus if you frame it, it will add another semi-reflective finish to your walls.⁣
