Buying a home in Birmingham almost never starts with a closing date. It starts with a conversation most people keep putting off.

The best real estate move is the one you make today. Not the perfect one. Not the one that waits for everything to line up. The one you actually take.

Most buyers and sellers spend months thinking about it before they ever pick up the phone. Another weekend passes. Another season. Another version of the market they wish they had moved in.

Progress does not require certainty. It requires one honest conversation about where you are right now.

Selling a house in Birmingham gets complicated fast when the deal is anything other than standard. A real estate attorney is one of the smartest line items a seller can add.

Most sellers think about attorneys only at the closing table. By then, the contract is already written and the terms are already set. The leverage is gone.

Bringing one in earlier changes everything.

If you are doing a For Sale By Owner, an attorney can draft and review the contract that protects you instead of the buyer. If you are selling an inherited property, a probate situation, a property with title issues, or a seller-financed deal, an attorney can spot the problems before they become disputes.

Most real estate attorneys work on a fixed fee for this kind of work. That fee is small compared to the cost of a contract that does not protect you when something goes sideways.

A few situations where attorney representation almost always pays for itself. FSBO sales. Inherited or estate properties. Divorce-related sales. Title or boundary issues. Owner financing or land contracts. Out-of-state buyers. Anything that does not look like a standard arm's-length transaction.

A good agent will tell you when you need legal help, not pretend they can do everything themselves. That honesty is part of the job.

Buying a home in Birmingham is the start of ownership, not the end of it. The mortgage is one cost. The upkeep is the other.

Most first-time buyers focus everything on the down payment and the monthly note. Then year one shows up with a water heater that quits, a gutter that overflows, and an HVAC system asking for service.

None of that is a crisis when you plan for it. All of it feels like one when you do not.

A simple way to think about it. Set aside one to three percent of the home's value every year for maintenance. Some years you will spend it. Some years you will not. The point is that the money is there when the house needs it.

Routine matters more than people realize. Clean the gutters twice a year. Service the HVAC every spring and fall. Check the water heater. Walk the roof line. Catch the small things before they become the expensive things.

Then build a separate fund for the surprises. The roof. The foundation. The tree that comes down in a storm.

Home ownership is one of the best ways to build long-term wealth. Maintenance is how you protect it.

Selling a house in Birmingham should not feel like it is happening to you. It should feel like someone is walking it with you.

Buying a home in Birmingham often starts with seeing what is not there yet. The land, the lot, the house that needs work — every one of them holds something waiting to be unlocked.

Most people walk past a property and only see what it is right now. The peeling paint. The overgrown yard. The dated kitchen. The block that has not turned yet.

A vision changes everything.

Rob and I have spent years walking into homes other people had given up on. We have stood in living rooms with broken windows and seen what they could become.
