It's easy to fall prey to the myths about buying a house, but I'm here to set the record straight!

Here are 3 home-buying myths you need to stop believing👇🏼

1. You Have To Put 20% Down.
While putting down a large down payment when purchasing a home can be beneficial, it isn't necessary or required to have 20% of the purchase price in cash for your down payment. Some lenders will allow you to put down as little as 3% of the purchase price on your home!

2. You Need Perfect Credit To Buy A House.
If you have decent credit, it's still possible to get a mortgage, and if you have poor credit, there are options out there that can help you get back on your feet. While good credit is helpful when applying for a mortgage, you don't need perfect credit. Lenders assess several factors when determining whether or not you can qualify for a loan, not just your credit score!

3. You Need a Lot of Money for Closing Costs
Closing costs, which usually include title fees, appraisal fees, and other costs associated with closing on a home, can be expensive. However, there are ways to reduce these costs. Some lenders and state programs offer assistance with closing costs, and sellers may be willing to cover them in certain situations.

Winter proofing your pipes is well known but also easily overlooked! Since water expands when it freezes, you are vulnerable to pipes bursting & causing leaks if they are not properly taken care of.

Be sure your pipes are insulated & don’t have any cracks or apparent blockages. You can also keep a drip going in your faucets to prevent a freeze + don’t forget to disconnect garden hoses or sprinklers.

Hi Friends! Welcome to cozy season! With temperatures dropping quickly I thought a quick series on winterizing your home could be helpful. First up: Space Heaters

Get rid of unvented space heaters-Space heaters can be great to warm a space quickly but without proper circulation can lead to a CO2 build up-which can be deadly.

If you can, invest in a good home heating system such as central heating or ductless heating.

If you absolutely must use space heaters look for electric ones and be sure NOT TO plug them into power strips-a huge fire hazard! 🔥

1. Less competition

A lot of sellers will wait until springtime, or at least until the new year, to put their house up for sale. Sellers will face less competition during the holiday season. Your home will instantly stand out on the market, as buyers will have fewer houses to choose from around the holidays.

2. More serious buyers

Anyone shopping for a home between Halloween and the New Year is likely to be a serious buyer. If your house is up for sale in November or December and someone is looking at it, chances are they are a very motivated buyer and aren't just house hunting for the fun of it.

3. A potentially quicker sale

Not only are buyers likely motivated and looking to move quickly around the holiday season, but lenders, realtors, title agents, brokers, and even inspectors are often determined to get a deal done before the holiday festivities begin. As a seller, this could speed up the sale of your home and make things move faster!

4. Your home looks its best during the holidays

Holiday decorations instantly make a house feel like home. Use the cold, dreary weather outside to your advantage by creating a warm, inviting, cozy environment to make potential buyers feel right at home. Overpowering your home with holiday cheer could overwhelm buyers or turn them off, so keep it tasteful. A wreath hung on the front door, garland around the staircase, a minimally decorated tree, and some freshly baked cookies on the counter would be a great place to start!

5. Showing times could be more convenient
