House Key #94 Say Cheese!
Sure! Goodwill will take your old sofa, blender, exercise bike, pots, pan and towels. Even the framed photo of folks whose name you can't remember. But what to do with all those precious home movies for which you no longer have workable equipment to play them? Some public libraries offer their residents free digitizing of VHS, super-8 and other home movie formats. This allows you not just to declutter and downsize, it converts all those shareable moments of weddings, birthdays, graduations and hum-drum miles driving out west to clips you can email, message or post, and which certainly will bring out many smiles. There may be a limit on how much media they can take in at a time and it could take a month. So start now!

House Key #93 Global Real Estate Investing
I am on the GMAR Global Initiative committee which helps inform and support Realtors looking to grow an international business. Yes, there's an uptick in Americans looking to either invest or outright move internationally. Every country has its own rules, regulations and practices for foreigners buying and selling real estate. Only a CIPS certified Realtor, specializing in the country of interest should guide you through your transaction. From opening a bank account to visa permits, tax codes and cultural habits, make sure you use a GMAR CIPS professional!

House Key #92 Fair Housing Month
The Fair Housing Act in Michigan, as implemented through the Elliott-Larsen Civil Rights Act, prohibits discrimination in housing including familial status. Landlords & co-op boards may not take a look at a baby-bump and deny rental in an apartment complex. Ditto for a single family home rental or sale; if a family has one child or 5, that family has every right to rent or buy a home on the market. And no, a landlord may not suddenly decide to raise the rental deposit should a family with 5 active kids, all wearing team sport gear, show up at the leasing office. The Fair Housing Act of Michigan protects families and ultimately, communities.

Demps Realty Review 28 April 2025

If you follow the national news, you may have seen another alarmist real estate headline, that home sales posted a 5.9% monthly decline in March, seasonally adjusted, the biggest monthly drop since 2022.
If you then read past the headline, you saw that the year-over-year drop was a more modest 2.4%.
And then there was this: the median new home sale price was $403,600, while the median existing home sale price was $403,700. According to the National Association of Realtors’ chief economist, new homes usually sell for 15-20% more than existing homes - but maybe they still do, if new home buyers are buying smaller homes or in more affordable places than existing home buyers.
Better to look at Michigan and see what’s happening closer to home?
Well, sales dropped 6.9% year-over-year (we have no seasonally adjusted month-over-month numbers for Michigan). There were 6,481 existing home sales reported, versus 432 new home sales, and the median existing home sold for $250,000, with the median new home selling for … $457,000. We’re clearly not talking about the same home in the same location!
