Fernhill Realty| In case closing day was a blur and this slipped your mind (it happens to almost everyone) your homestead exemption doesn’t file itself!

Between the stack of signatures, the keys, and the “wait, we own a house?” feeling, it’s easy to forget one more errand. If you bought a home this year and it’s your primary residence, you’ll need to go to your county tax office and claim it. It lowers your property tax bill, and for your primary home you only file once.

Alabama’s tax year turns over Sept 30, so this is a good week to knock it out.

Fernhill Realty| “Back on the market” makes everybody nervous. It shouldn’t — at least not automatically.
About 1 in 20 signed contracts falls apart. Most of the time it’s financing, or a domino from the buyer’s own sale, or somebody getting scared at the last minute — and with rates where they are, that last one is happening more than it used to. None of it tells you a thing about the house.
But sometimes it is the house, and you deserve to know which one you’re looking at. So ask the listing agent straight out: why did it come back? Ask to see the inspection. Anybody worth hiring will tell you.
