Liberty House Lofts is a four-story brick commercial building at 2301-03 1st Avenue North. It was constructed by Frank White for $43,500 in 1909 as a warehouse building. Soon it became the home of Collins & Co. Wholesale Grocers. The building later served as a Packard automobile dealership before becoming the a factory and store for the Liberty Overall Company. Anchoring the eastern edge of our block study this week is the Protective Life Building, also known as the Commerce Center, but soon to be simply known as the Kelly Hotel, a 96 room boutique hotel that will be a part of the Hilton Tapestry collection.

In 1928, Protective Life Insurance purchased the then 3-story building, hired prominent Birmingham based architecture firm Warren Knight and Davis, and developed the beautiful 14 story building that exists today on the corner of 1st Avenue N and 21st Street featuring a terra cotta facade and a very recognizable copper roof.

The new Kelly Hotel is being developed by Rhaglan Hospitality and built by Stone Construction. According to a recent article by BhamNow, “the Kelly Hotel will include luxurious lobby bar and restaurant—and possibly a jazz club or speakeasy in the basement. Rhaglan’s goal is to transform the building into a public venue, where everyone—not just guests—can come to enjoy a night out on the town.”

Founders Station is a mixed use project developed by Orchestra Partners and built by Creature. This unique project consists of 18 residential units (a mix of studios, one, and two bedrooms) and a retail plaza that became a connector between 1st Avenue North and Morris Avenue.

Delivered in August of 2018, the residential units were some of the first new construction downtown residents brought to market in over 10 years and they were wildly successful with a very quick sellout. Laurel McKissack and I recently listed a one bedroom resell in the building that my buyer put under contract on the first day, proving the continued high demand for this product and location.

The retail plaza has had some turnover since inception, but has also produced a few of our favorite downtown staples such as The Essential, Cayo Coco, and the Pilcrow Cocktail Bar.

Overall, the project was a picture of success in the adaptive reuse of three, late 1800’s buildings into a compelling modern, mixed use development on an important downtown block.

When completed in 1912, the John Hand Building was the tallest building in Alabama. With its limestone facade and Alabama White Marble interior, the building’s design by William Walton was meant to stand the test of time.

“The Heaviest Corner on Earth”......the name reflecting the nearly simultaneous appearance of four of the tallest buildings in the South....today the intersection of one of the most exciting blocks in downtown Birmingham.

This week I will be focusing on the block between 20th and 21st Street N along 1st Avenue N...one of the most desired and historic blocks in downtown Birmingham. I currently have two listings along this block, one at the John Hand Building and one in Skyline Lofts.

The Heaviest Corner consists of four landmark Birmingham Buildings: The Woodward Building, The Brown-Marx Building, The John Hand Building, and The Empire Building. The Corner was added to The National Register of Historic Places in 1985.
