The Fed raised rates yesterday and I know the headlines are loud. 📉🏠

It’s easy to look at rising interest rates and think, "I’ll just wait until rates drop to buy a home." But playing the short game in real estate usually means missing out. Here is why savvy buyers play the long game:

1. Marry the house, date the rate. 💍
Interest rates are temporary; real estate value builds over time. When you buy now, you secure today’s purchase price. When rates eventually cool down, you can refinance to lower your payment but you can’t go back in time and buy yesterday’s housing prices.

2. High rates keep competition at bay. 🚫
When rates are higher, fewer buyers are in the market. That means less bidding wars, more leverage to negotiate seller concessions, and better purchase prices. When rates drop, the sidelines empty out, demand spikes, and prices shoot up fast.

3. You’re never stuck with your starting rate. 🔄
Buying today doesn't mean paying today’s rate for 30 years. Once rates ease, you have several ways to lower your monthly obligation:

📌Rate & Term Refinance: Swap your current loan for a lower interest rate once market conditions shift.
📌Temporary Rate Buydowns (3-2-1 or 2-1): Lower your interest rate for the first 1–3 years using seller credits, giving you a runway until permanent refi opportunities open up.
📌Streamline Refinancing: If you’re in an FHA or VA loan, you can often lower your rate later with minimal paperwork and no new appraisal.
📌Recasting or Loan Modification: Put extra cash toward your principal and re-amortize your loan to shrink monthly payments without replacing your mortgage.
