Want to know the real reason younger buyers are having a hard time finding starter homes? It’s not what you think. It’s because grandma and grandpa are stuck. ⛔️

There’s a silent bottleneck in our housing market right now. Millions of empty-nesters want to downsize. Their kids are gone, the maintenance is too much, and they don’t need 4 bedrooms anymore.
But when they look at the market, the math doesn't work. Giving up a 3% mortgage to buy a smaller home at today’s rates means they might pay more per month for less space. So, they stay put.

Did you know someone could steal the deed to your home without you ever knowing? It’s called deed fraud, and it’s skyrocketing. Today the FBI released a staggering report stating that 58,000 people lost over a billion dollars between 2019-2013 due to deed fraud.
Here’s how it works: scammers use forged documents and fake IDs to transfer your property into their name. Then, they take out massive loans against your equity or try to sell it to an unsuspecting buyer before you notice a thing.

It sounds terrifying, but as a realtor, here are the three best ways I protect my clients:

#1 Get title insurance. When you buy, make sure you get an owner's title policy. It's your financial shield if fraud ever happens.

#2 Check your mail. If you suddenly stop getting your property tax bills or mortgage statements, look into it immediately. Scammers often change the mailing address.

#3 Sign up for free alerts. Most county probate offices have a free property monitoring service. If anything gets recorded against your name or parcel number, you get an instant email alert.

⛔️Most buyers will spend months looking online without knowing:

-what monthly payment they are comfortable with
-what programs they qualify for
-how much liquid cash they need to buy a home

Then they find the "perfect" home and scramble to:

- find a lender
- send documents
- run credit
- get pre-approved

All while, another buyer is submitting their pre-approved offer on your dream home.

🎯In today's market, strategy and speed matter. The buyers that are winning right now are usually the ones who:

-already know their numbers
-already have a game plan
-can move quickly when the "perfect" opportunity presents itself.

You don't have to buy a home tomorrow, but know your options before you become emotionally attached. Preparation over pressure.

Fun Facts: 30 year fixed mortgage interest rates 🏠 peaked at nearly 18% in the early 80's and then dropped to 10.39% in 1986. 😱😳
While 10% sounds high by todays standards, it was a major catalyst for the growth of Shelby County in the mid - 80's! A high-end executive level home in a new development in Inverness might have sold in the $125k - 175k range!

All this is to say that the best time to buy a home is always now. Waiting inevitably ends up costing you money one way or another. 🎯🎯
